Storm damage roof reports for homes and businesses in Manuden

The Financial Ombudsman looks at three things when it considers a storm damage complaint: were there storm conditions on or around the date, is the damage consistent with a storm, and was the storm the main cause. Our report focuses on the second and third points. You or your insurer can check the weather for the date. If you’ve noticed cowls or aerials dislodged in the wind and slipped or missing slates or tiles, we can find out what’s behind it, on flat roofs, flashings and slate and tile slopes alike.

For a small place like Manuden, the inspection is the same as anywhere: we simply plan the journey and access ahead. It is useful to know where the water appears, in what weather, and what you’ve seen outside, along with any repairs done before. If you have photographs of the water coming in, they help as well.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Before and after the survey

You don’t need to be a roofer to help. Here’s what helps most:

  • Check how your policy defines a storm
  • Check your policy for how to report damage
  • File receipts for anything you pay for
  • Ask a roofer for emergency temporary protection if water is coming in

The insurer might appoint a loss adjuster. Our report gives you an independent record alongside theirs.

Check the roof from ground level after strong winds. Binoculars help you spot slipped slates or lifted ridges. Don’t go up a ladder to look.

Leave it or get it looked at?

Your policy may say how quickly you need to report damage. Check the wording and tell your insurer as soon as you can. Our report can then add a clear record. Where a roof is exposed, as many are in small places like Manuden, driving rain gets into any weakness, and damp in older walls is slow to dry out.

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We will give you the figure before anything is booked.

What a storm damage roof report looks like in Manuden

In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, with flat-roofed extensions, dormers and garages common everywhere. Different coverings let water in at different points, which shapes where the search starts. Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list.

If you live in an older home near Church of St Mary the Virgin, lead flashings, valleys and old chimneys are typical places for water to get in. For landlords with property near Stansted Mountfitchet station, tracing a leak quickly matters when a tenant is living with it.

Manuden is about 4 miles north of Bishop's Stortford, in Hertfordshire. We cover Manuden and the rest of Hertfordshire, as part of our work across London and South East England. Our area takes in places right across Hertfordshire, from the larger towns to small villages. Chelmsford is in our area too.

We survey roofs across the CM23 postcode area for storm damage roof reports. Local streets include The Street, Watts Yard and Mailers Lane, and we cover them all. Nearby, we also carry out storm damage roof reports in Mount Pleasant (1 mile west), Bentfield Green (1 mile south-east), Uppend (1 mile west), Farnham (2 miles south-west) and Stansted Mountfitchet (2 miles south-east). Further out, we also cover Stevenage (15 miles west), Bishop's Stortford (4 miles south), Hoddesdon (14 miles south-west), Hertford (13 miles south-west), Ware (11 miles south-west) and Broxbourne (14 miles south-west).

The survey, step by step

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes between one and two hours at a house, and longer if the damage is spread across a large roof. Somewhere like Manuden needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. We start with what you’ve seen and any temporary repairs.
  2. Inside, we look for signs of water in the loft and rooms below.
  3. The roof is inspected from ground level, windows and the roof where it’s safe.
  4. We record fresh damage and older defects.
  5. The report, with photos, is emailed to you.

Advice

FAQs for Manuden

Does a conservation area affect roof work in Manuden?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Is Manuden in the area you cover?

Yes. We cover the whole of London and South East England, and Manuden is part of that. You can ring 07833 053749 or use the contact form with the address and some details, and we’ll talk through which survey suits.

Is it the same as a RICS Level 2 or Level 3 survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Will my insurer pay out if I get a storm damage report?

Only your insurer can decide that. Our report records what is damaged, with photos, and the likely cause, which you can pass to your insurer.

Can I check the roof after a storm?

Safely, from ground level or a window. Never climb onto a roof after a storm. With binoculars, you can see a lot from ground level and we will inspect the rest from safe positions.

Is wear and tear covered by insurance?

Wear and tear is typically excluded from home insurance. Our report records storm damage and any older wear we see, so you know what the roof shows. How the policy applies is up to your insurer.

Does someone need to be in?

That depends on the survey. Inside the building and in the loft, we need someone to let us in.

Do you need a storm damage roof report in Manuden?

Roofs that were already worn are more likely to suffer in a storm. Corroded nails on slate roofs, worn mortar on ridges and old flashings can all give way. Our report notes both the storm damage and any older wear.

Typical things we are asked to look at include:

  • Broken or displaced guttering
  • Roofs hit by falling trees
  • Damaged pots on the stack
  • Torn or lifted flat roof coverings

For site and facilities teams at buildings such as Manuden Primary School, water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot.

Questions to ask before booking

  • What they will not be able to tell you
  • What follow-up you get after the report
  • How much experience they have with roofs like yours
  • Will the report include photos?

What to expect from a roof survey

What this survey can’t tell you

Every survey has limits, and it is better to know them up front. Keep these in mind:

  • A decision on your insurance claim
  • Acting for you with the insurer
  • Damage hidden under coverings or inside the structure, without opening up

If you are not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer. What our survey covers.

What we check

  • Slate and tile slopes
  • Chimney stacks
  • Flat roofs
  • Ridges and hips
  • Gutters and fascias
  • Flashings

Checking the roof from ground level

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
