What you can safely check yourself

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.

How a chimney survey works in Manuden

Our survey covers the structure of the stack and its weathering details. It’s not a flue inspection, a chimney sweep or a gas safety inspection. For the flue itself, you will need a sweep or, for gas appliances, a Gas Safe registered engineer. We’ll tell you if we see anything that suggests they should take a look. We survey shared and party-wall stacks, lead flashings and brick chimney stacks, and the problems we are asked to look at most are mortar washing out of the joints and pots or cowls that look unsafe.

Some older homes in villages like Manuden are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Before and after the survey

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Find out whether changes to a stack need permission
  • Check unused flues are capped with ventilation
  • File photos of the stacks with your home records
  • Look at the chimneys with binoculars after a storm

If the stack is shared, you can pass the report to your neighbour. The photos show the problem and which side it’s on, as far as we could see.

Check redundant flues are capped with ventilation. That helps stop damp building up inside.

What we look for on each type of roof

Lead flashings

Where the chimney meets the roof slopes, lead flashings keep water out. We check for lifting, splits and gaps in the joints.

Chimney pots and cowls

Pots sit in the flaunching on top of the stack, and cowls or caps sit on the pots. We check that they look secure and undamaged.

Common questions in Manuden

Will you come out to Manuden?

We do. A small place gets exactly the same survey as a big one.

I let a flat near Stansted Mountfitchet station. Can you check the roof?

Yes, rented property is part of what we cover. Just phone 07833 053749 or send us an email and tell us about the building.

Does someone need to be in?

Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

How fast do I get the report?

Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline when you book.

What does a chimney survey cover?

We check the pots, cowls, flaunching, pointing, brickwork and flashings. We also check chimney breasts and the stack in the roof space where we can reach. Everything is written up with photos.

How do I arrange a chimney survey in Manuden?

To arrange a survey, ring 07833 053749 or email us and tell us the address and what you need to know. We will confirm the price and find a day that suits.

Do you need to go on the roof to check the chimney?

We look from ground level, from windows and from the loft where it’s safe. Where applicable, our Premium Survey adds a drone inspection for a closer view. The report is clear about anything that couldn’t be seen.

What a chimney survey looks like in Manuden

Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Knowing the covering helps explain which parts of a roof are likely to need work first. Listing and conservation areas can both shape what roof work is allowed on an older home. Your council and Historic England’s list will tell you where you stand, before anyone quotes for re-roofing.

If you live in an older home near Church of St Mary the Virgin, its chimney, valleys and lead work are likely to be the parts that need attention first. Landlords with a home close to Stansted Mountfitchet station may find that a dated record of the roof is useful when planning maintenance across a let. Take a building like Manuden Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Leave it or get it looked at?

If you are buying, find out about the stacks before you exchange. Once you’ve exchanged, the work is down to you. A report gives you something specific to put to the seller. Older and listed buildings around Manuden may need consent and matching materials for repairs, so leaving a defect until it is urgent leaves less time to plan.

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You’ll know the figure before booking.

What this survey cannot tell you

We only report whatever is safely visible on the day, so there are some things a survey cannot cover:

  • Gas safety checks, which need a Gas Safe registered engineer
  • Hidden damage within the stack
  • Whether the flue is safe to use

If in doubt, phone 07833 053749 or email us and we’ll suggest the right survey before you book. The full list of what we check.

What we check

  • Chimney pots and cowls
  • Shared and party-wall stacks
  • Brick chimney stacks
  • Lead flashings
  • Flaunching
  • Chimney breasts

What happens on the day

Photos are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. A typical visit takes about one to two hours for a house, rising to roughly 3–4 hours on a commercial building. For a village or hamlet like Manuden, the journey is planned beforehand: let us know about lanes, gates and parking. On the day, we inspect what can safely be seen, inside and out.

  1. First we talk through the stacks, their history and any problems.
  2. Each stack is inspected from safe positions outside.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. We look for damp on chimney breasts and in the roof space.
  5. You get a written report with photos and recommendations by email.

Preparing for the visit

  • Find any records of previous roof work
  • If the roof is shared, arrange access with whoever manages the building
  • If you are buying, let the agent know when we are coming
