Chimney surveys for homes and businesses in Mount Pleasant

Many terraced and semi-detached homes share their chimney stacks with a neighbour. We inspect the parts we can see safely and the parts the owner gives us access to. Where a problem seems to involve a neighbour’s side, the report records it and you can then discuss it with them. Everything is written up with photos and what we recommend. Typical surveys look at a chimney out of line and cracked or missing flaunching, on brick chimney stacks, chimney breasts and shared and party-wall stacks.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.

We keep jargon out of it: if work is needed, the report says so clearly.

Tips from our surveys

You don’t need to be a roofer to help. What helps most:

  • Keep the report to compare against at the next survey
  • Make sure fixings on the stack are secure
  • Ask for ventilated caps on redundant stacks
  • Find out whether changes to a stack need permission

Many people use the report to get quotes for the work. With the same list in front of each contractor, comparing quotes is simpler.

Make sure redundant flues are capped with ventilation. That helps stop damp building up inside.

What affects the cost of chimney surveys

Every roof is different, so prices are confirmed before booking. These are the things that affect it:

  • Commercial roofs and larger buildings
  • Whether you choose the Basic, Standard or Premium Survey
  • The shape of the roof and its details
  • Roof area

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.

Getting in touch

We’ll typically ask about:

  • Where water is showing inside, if it is
  • What’s prompted the survey
  • Pictures from the garden or a window, if you have them
  • The address and postcode of the property

If you’re buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just phone 07833 053749 or drop us an email when you are ready.

How it works

Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photos as we go and make notes for the report. It usually takes an hour or two at a house, as part of a look at the roof around the stack. Around Mount Pleasant, older homes can have small or awkward roof spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. We only go where it is safe.

  1. We start with the details: how many stacks, whether any are shared and any signs of damp.
  2. Each chimney is viewed from wherever it can safely be seen.
  3. Every part we can see is looked at: pots, cowls, flaunching, pointing, bricks and flashings.
  4. We check the chimney breasts and the stack in the loft space where we can reach them.
  5. The findings are written up with photos and recommendations and emailed to you.

How to prepare

  • Let us know where we can park nearby
  • Find any records of previous roof work
  • Have any questions written down, so nothing gets missed

Arrange a survey

If you have photos of the roof, send them over. Take them safely from the ground or a window, and please don’t climb up for a closer look. To get started, phone 07833 053749 or send us an email.

Advice

Can I check my roof myself?

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

What we look for on each type of roof

Lead flashings

Where the chimney meets the roof slopes, lead flashings keep water out. The survey looks at whether the lead is tight, sound and well fixed.

Chimney breasts and the loft

Where a breast has been taken out, we check what supports the stack. A structural engineer should confirm whether it’s adequate.

Mount Pleasant: your questions answered

Do you cover smaller places like Mount Pleasant?

Yes, Mount Pleasant is covered. We cover the whole of London and South East England, from towns to the smallest villages. The journey is planned ahead, so it is useful to know about access.

Does a conservation area affect roof work in Mount Pleasant?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

What does a roof survey cost?

Chimney survey starts from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT.

Does the report include photos?

Yes, plenty. Each finding is shown in a picture where possible, which makes the report easy to follow.

Can you give me structural calculations?

No. We are roof surveyors, not structural engineers. If we see signs that need an engineer’s opinion, we’ll recommend one.

Do I need to be at home?

That depends on the survey. For inside areas and the loft space, someone has to give us access, while outside access can be discussed when you book.

How long have you been surveying roofs?

Over 20 years and more than 5,000 surveys, across London and South East England.

Chimney surveys around Mount Pleasant

If your home is older, it’s worth knowing whether it’s listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If you look after a building such as Manuden Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. The streets around a church like Church of St Mary the Virgin are frequently among the oldest in a place, and if your house is among the older ones nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

When to book a survey in Mount Pleasant

TV aerials, satellite dishes and their brackets are often fixed to chimneys. The extra load in wind can work bricks and joints loose. We check fixings on the stack as part of the survey.

Here are some of the things we see often:

  • A stack that appears to lean
  • Lifted or split lead flashings
  • Redundant stacks capped without ventilation
  • Eroded joints in the brickwork

If you let a flat or house near Stansted Mountfitchet station, a roof report helps you deal with small faults before they turn into a call from a tenant.
