Pre-purchase roof survey in Mount Pleasant, Hertfordshire
A roof survey before you buy a house or flat around Mount Pleasant, with findings in writing and pictures to back them up. Weekday and weekend visits available.
- A ridge or slope that dips
- Chimney mortar that has eroded
- Gaps where slates or tiles have come loose
Pre-purchase roof survey in Mount Pleasant
A full home survey looks at the whole property, so the roof is one item among many. We do not offer a RICS home survey, and ours isn’t a substitute for one. What it adds is a closer look at the roof alone, with photos and written recommendations you can act on. You can have both. Common reasons to book are slates or tiles that have slipped or gone and patch repairs that may hide an ongoing problem, on gutters and downpipes, chimney stacks and the roof space.
Somewhere as small as Mount Pleasant, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Whether you’re buying or have just had a roof replaced, each material has its own checks, and thatch is a specialist material, so we report on what can be seen. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.
How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Different roofs, different checks
Clay and concrete tiles
Older homes in the South East frequently have handmade clay tiles, including Kent peg tiles on some. Rotten pegs let tiles slide.
Gutters and parapets
Hidden gutters behind parapets send water indoors when they block. Where we can see them safely, we check the linings and outlets.
Do you need a pre-purchase roof survey in Mount Pleasant?
Slates and tiles can outlast the nails, battens and underlay that hold them. Good slate can last well over a century, yet the nails holding it rust and let slates slide. It is a frequent finding on older houses.
Most people get in touch after spotting one of these:
- Blistered or split felt on a flat roof
- Slates or tiles that have slipped or gone
- Old water stains in the loft space
- Gutters choked with leaves and moss
Landlords with a home close to Stansted Mountfitchet station may find that a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.
Before you book anyone
- Whether you get a written report with photos
- Whether VAT is added on top
- Whether the roof space is looked at, where there is one
- Which parts of the roof they’ll actually see
What happens on the day
Before we start, tell us why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. Most visits take about 1–2 hours at most homes, and about three to four hours for a commercial roof. For a village or hamlet like Mount Pleasant, the journey is planned beforehand: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.
- We help you pick the package that suits the property.
- We agree a visit, including weekends if that helps.
- The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
- Standard and Premium surveys add the extra checks they include.
- We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.
Getting ready for the survey
- Clear the way to the loft hatch
- Have any paperwork from past roof work to hand
- For a flat or shared roof, check access with whoever owns or manages the building

Most bookings start with a short call: phone 07833 053749 or drop us an email. The price is agreed before a date is set.
Advice
Can I check my roof myself?
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
It’s useful to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking, as it helps us focus the survey.
Mount Pleasant homes and their roofs
If your home is older, it’s worth knowing whether it is listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, and flat-roofed additions turn up almost everywhere. Whether you are buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.
If you own one of the older houses in the streets near Church of St Mary the Virgin, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.

Practical tips
From years of surveys, a few habits stand out as worth the effort:
- Let us know your timetable
- Ask for any paperwork for recent roof work
- Ask the agent to check the loft hatch can be opened
- Pass the findings to your conveyancer
With the findings in hand, you can talk to the seller or their agent. You might ask for the work to be done before completion, or ask to adjust the price. The outcome is between you and the seller, and we can’t promise any result.
Check the roof from the garden and the street after a storm. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Small repairs done quickly stop bigger problems later.
FAQs for Mount Pleasant
Are there drone restrictions around Mount Pleasant?
That depends on where the roof is and on the weather. The flight restriction zone around Stansted Airport comes within about 2 miles of Mount Pleasant. The exact boundary is checked for each address before any flight, and a roof inside it needs permission before we fly. A small drone can’t fly safely in high wind or heavy rain, and the rest of the survey doesn’t depend on the drone.
Do you cover smaller places like Mount Pleasant?
Yes, smaller places are covered as well as towns. Our area covers London and the South East. Just mention lanes, gates or anything else about the route when you book.
Do you inspect the roof from on top?
Only where it’s safe to do so. We inspect from the ground, from windows and vantage points, from the loft and from the roof itself where safe. On Premium, a drone is used where it applies.
How long have you been surveying roofs?
Over 20 years and more than 5,000 surveys, across London and South East England.
Do you survey roofs on blocks of flats?
Yes, as long as access is agreed. The roof of a block or converted house is often shared, so we need permission from the freeholder or managing agent. We inspect only the parts we’re allowed to reach.
Do you carry out surveys on Saturdays and Sundays?
We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Let us know your preferred days when booking.
Do I have to be there for the survey?
If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when booking.
