New roof snagging in Mount Pleasant: what you get

The best time for snagging is before the final payment while the roofer can still come back easily. If that’s passed, it’s worth checking before a defects or warranty period ends. That gives you time to raise any snags. You get a written list of snags with photos, ready to pass on before the deadline. Common reasons to book are cracked mortar at the ridge or hips and underlay ending short at the eaves, on ridges and verges, replacement roofs and new-build homes.

Older buildings in small places like Mount Pleasant may be listed or in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. For a buyer or someone with a newly finished roof, it is worth knowing which applies, as well as what condition the roof is in. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

What you get is a clear record of the new roof on the day we saw it. That makes it useful now and a handy reference later, for instance when you want to check whether anything has changed.

Practical tips

There is plenty you can do without going near the roof. What helps most:

  • Tell your roofer the work will be inspected
  • Walk round the house to look for knock-on damage
  • Diary the defects period end date
  • Check the roof before you pay in full

The report lists each snag with photos and recommendations, prioritised by urgency where relevant. You can send it straight to your roofer.

Watch for leaks, damp or loose pieces in the first months. Early signs are easier to raise while the work is recent.

What happens if roof problems are left?

Some faults only show when water gets in. An inspection before that point gives you a record of the roof as handed over. For older village homes like those around Mount Pleasant, the right replacement materials aren’t always easy to find quickly. Spotting a problem early leaves room to find them.

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before you book.

Mount Pleasant: your questions answered

Do you cover smaller places like Mount Pleasant?

Yes, we do. We survey roofs across London and the South East, and smaller places are part of that. The journey is planned ahead, so it’s useful to know about access.

Is my home in Mount Pleasant listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

What’s the best time to have a new roof checked?

Before the final payment is best, while the roofer is still on hand. If that’s passed, book before any defects or warranty period ends.

How many surveys have you done?

We have been surveying roofs for over 20 years and have completed over 5,000 surveys.

Is snagging available for a new-build house roof?

Yes. We inspect the roof as far as it can safely be seen and record any snags. Book before the defects period runs out if you can.

Is this a RICS survey?

No. We check the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.

Can you inspect my roof with a drone?

Yes, where it’s applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

What a survey costs

What a survey costs depends on the time and equipment it needs. The main factors are:

  • Roof area
  • The number of roofs, including extensions and garages
  • Building height and the viewpoints available
  • Whether you choose the Basic, Standard or Premium Survey

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all inc. VAT. The price for your roof depends on its size, access and what you want to find out.

Getting in touch

Here’s what helps us most when you get in touch:

  • Any stains, drips or damp patches you’ve seen indoors
  • The address and postcode of the property
  • How the loft is reached, if there is one
  • Your timetable, such as an exchange date

Most bookings start with a short call: phone 07833 053749 or drop us an email, and we’ll ask about the building and what you need. You will have a price before anything is arranged.

What we do, step by step

When we arrive, we start by asking what you’ve noticed and what you need to know. We then inspect everything that can safely be seen, using the ground, windows, the loft and a drone where it applies. The survey normally takes an hour or two for a typical new house roof, longer where the roof is large or complicated. Older roofs in small places like Mount Pleasant can have low, tight loft spaces, so it’s useful to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. First, you tell us what the roofer did and any concerns you have.
  2. The coverings, ridges, hips and verges are checked as far as can be seen safely.
  3. Flashings, valleys, gutters and visible underlay at the eaves are looked at.
  4. We look in the roof space, where there is safe access, and around the property for debris or damage.
  5. We send a written report with photos of each snag.

Getting ready for the survey

  • Let us know about parking near the property
  • Have any questions written down, so nothing gets missed
  • Have any paperwork from past roof work to hand

Advice

Local roofs and buyers in Mount Pleasant

Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, and flat-roofed additions turn up almost everywhere. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest. What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand, ideally before any re-roofing is planned.

If you own a rental within reach of Stansted Mountfitchet station, a written report helps before buying a rental or paying for a new roof on one. Take an older house close to Church of St Mary the Virgin: a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Should I look at the roof myself first?

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
