Pre-purchase roof surveys for homes and businesses in Uppend

Tall, steep or hidden roofs are hard to judge from the street. The Premium Survey adds thermal imaging, plus a drone inspection where it applies, along with a same-day report. If airspace rules or the weather rule out a flight, we will say so and inspect from every other safe vantage point. If you’ve noticed bitumen or mortar used in place of proper repairs and flashings that have lifted or split, we can find out what’s behind it.

In a village or hamlet like Uppend, homes are frequently older cottages and farmhouses alongside a few newer houses. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Each covering has its own weak points, whether the roof is old or newly laid. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.

We write the report in plain English, so you don’t need to be a roofer to follow it. Photographs show what each point refers to.

What we are asked to look at in Uppend

Blocked or leaking gutters do damage that isn’t obvious at first. Water spilling over a gutter soaks brickwork and can rot fascias and rafter ends. Hidden gutters behind parapets or in roof valleys can send water indoors. We check them as part of the survey.

A survey makes sense if you’ve noticed:

  • Gaps where slates or tiles have come loose
  • Old water stains in the loft space
  • Lead that has worked loose at a wall or chimney
  • Quick fixes on flashings and valleys

The streets around a church like Church of St Mary the Virgin are frequently among the oldest in a place, and if your house is among the older ones nearby, the roof may have had decades of patch repairs, and the survey shows where they are.

Questions to ask before booking

  • What happens after the report arrives
  • Will the report include photos?
  • How long they’ve been surveying roofs
  • Whether the price includes VAT

What a good roof survey covers

Practical tips

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Ask for any paperwork for recent roof work
  • Tell us your exchange date when you book
  • Notice patches of new decoration in top-floor rooms
  • Do not leave it until just before exchange

If you want quotes for the work, roofers can work from the report. They’ll see exactly what we found, and where, so each quote covers the same ground.

Once you’ve moved in, keep gutters, valleys and outlets clear, particularly after autumn. Overflowing water is behind a lot of damp. Get a professional in rather than climbing up yourself.

What a survey costs

A few things affect what a survey costs:

  • Height and safe access
  • House, block, shop or office
  • How big the roof is
  • The shape of the roof and its details

The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 with VAT included. We’ll tell you which package suits the questions you have.

What we need to know

Before you get in touch, it’s useful to have:

  • The type of building and roof, like pitched or flat
  • Access details, such as a loft hatch or a shared roof
  • The address and postcode of the property
  • What made you get in touch

Our phone lines are open seven days a week. For a price or to book, ring 07833 053749 or drop us an email.

Should I look at the roof myself first?

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Questions from Uppend

Is drone flying allowed in Uppend?

Typically it comes down to two things: the airspace at the address and the weather. The flight restriction zone around Stansted Airport comes within about 2 miles of Uppend. We check the exact boundary for the address before flying, and if the roof falls inside it, we ask for permission first. The flight also waits for calm, dry weather, and the rest of the survey doesn’t depend on the drone.

Will you come out to Uppend?

Yes, Uppend is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

How long will you be at the property?

It typically takes between one and two hours on an ordinary house, with bigger or more complicated roofs taking longer. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Do you carry professional indemnity insurance?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

Do you need to go inside the property?

Where possible, yes. The loft tells us a lot about the roof, and upstairs windows give useful views. Access is usually arranged through the agent or seller.

Do you test for asbestos?

No. We do not carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them and suggest a specialist asbestos surveyor checks them before any work.

When is the best time to have the roof checked when buying?

Once your offer has been accepted, and before exchange. That way you can still act on what we find.

Rented homes, blocks and businesses

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.

With a portfolio of properties, you can book surveys for several addresses. To arrange surveys for several addresses, call 07833 053749 or use the contact form.

What we do, step by step

Photographs are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. Most surveys take an hour or two at the house you’re buying, depending on its size and how much of the roof can be seen. Somewhere as small as Uppend, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. We help you pick the package that suits the property.
  2. We agree a visit, including weekends if that helps.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

Preparing for the visit

  • If the roof is shared, arrange access with whoever manages the building
  • Move anything stored under the loft hatch
  • Unlock side gates and any roof access doors
