Independent electronic leak detection in Uppend

Electronic leak detection in Uppend: what you get

Roofs covered with paving, ballast or planting need more thought. The layers on top can limit the methods we can use and parts may need to be lifted. We talk this through before we quote. Any details of the build-up help, as they show what lies beneath the surface. We will tell you if the roof cannot be tested. We survey liquid-applied waterproofing, green roofs and roof terraces and balconies, and people most often book us about leaks that return after repairs and leaks through a flat roof with no obvious cause.

Flat roofs on exposed homes in small places like Uppend take more wind and rain, which is hard on edges, upstands and joins in the covering. Older felt roofs, often around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. Exposed edges are normally the first part of a flat roof to go.

We write the report in plain English, so you don’t need to be a roofer to follow it. Each point is backed by a photograph where possible, with the urgent items made clear.

What we do, step by step

There isn’t much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will take it from there. The survey itself takes longer on a large roof than a small one, and the build-up of the roof makes a difference too. In a hamlet or village like Uppend, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. We start with what you know about the roof and the leak.
  2. The roof is assessed for suitability first.
  3. The test method is chosen to suit the roof.
  4. The membrane is tested and breaches are found.
  5. You get a report with photos of each breach.

Getting ready for the survey

Why get it checked now?

Some flat roof leaks come from walls or details. ELD helps rule the membrane in or out so attention can go to the right place. For older village homes like those around Uppend, the right replacement materials are not always easy to find quickly. Spotting a problem early leaves room to find them.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Electronic leak detection is quoted for your roof, because the method depends on the roof.

Landlords, agents and block managers in Uppend

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on, photographs included.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out by urgency where it matters, which helps when budgeting.

What electronic leak detection does not cover

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • How wet the insulation is
  • Leaks from walls, copings or rooflights
  • Repairing the breaches (that is for your roofer)

If you are not sure which survey you need, ring 07833 053749 or email us and we’ll give you a straight answer before booking. What our survey covers.

What this survey covers

  • Single-ply roofs
  • Liquid-applied waterproofing
  • Roof terraces and balconies
  • Flat roof membranes
  • Commercial flat roofs
  • Green roofs

When to book a survey in Uppend

Flat roof membranes can be punctured by foot traffic, dropped tools or debris. Some are too small to see but water still finds them.

We’re often asked to look at:

  • Damp inside with no sign on the roof
  • Breaches hidden under paving or planting
  • Leaking laps in the waterproofing
  • Damage from equipment installers

If you own a rental within reach of Stansted Mountfitchet station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.

Before booking any roof surveyor

  • Whether the inside of the roof is included
  • How long the report takes to arrive
  • Is VAT included in the price?
  • What they will not be able to tell you

What’s in a roof survey

DIY checks: what’s safe

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

What you can’t do safely is get up close. Roofs are fragile and slippery. That is where a survey comes in, using safe viewpoints and a drone where applicable.

Uppend: your questions answered

Is my home in Uppend listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Is Uppend within the area you cover?

Yes, smaller places are covered as well as towns. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Do you test for asbestos?

No. Asbestos surveys and testing are not part of what we do. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings and suggest a specialist asbestos surveyor checks them before any work.

Will I get photos?

Yes. The report includes photos of what we found, so you can see each point for yourself.

Can you give me structural calculations?

No. We point out what can be seen, such as sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.

Is it the same as a RICS Level 2 or Level 3 survey?

No. This is a survey of the roof only, and it isn’t a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

How do you choose the testing method?

The roof decides the method. You’ll know which method we plan to use before we start.

Flat roofs in Uppend

Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, and flat-roofed additions turn up almost everywhere. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. The wider area around Uppend has a long history of building, with Much Hadham Palace about 4.7 miles south-west. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

The streets around a church such as Church of St Mary the Virgin are frequently among the oldest in a place, and if you own one of the older houses nearby, the joins between later flat roofs and the old walls are where problems usually start. Take a building like Farnham Church of England Primary School: schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.
