FAQs for The Willows

Do you cover The Willows?

Yes. We survey roofs across London and the South East, and The Willows is part of that. Just ring 07833 053749 or drop us an email and let us know about the property.

Do you cover smaller places like The Willows?

Yes, The Willows is on our map. Villages and rural addresses get the same survey as a town house.

Does ELD include fixing the breach?

No, the test finds the breaches and your roofer repairs them. Your roofer uses the report to target the repair.

Which method do you use?

The method is chosen to suit the roof. Low-voltage methods are usually carried out on a wet roof and high-voltage methods need the membrane dry and exposed.

Will you walk on the roof?

Not unless it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone, and anything out of sight is recorded in the report.

Is my roof suitable for ELD?

It depends on the membrane and the build-up. Share any details you have and we’ll check whether ELD will work.

Do you look in the roof space?

If the survey needs it and the roof space can be reached safely, yes. A clear path to the hatch helps.

Electronic leak detection in The Willows: what you get

Electronic testing locates holes in the waterproofing but not every way water gets in. Water coming through walls, copings, rooflights or plumbing won’t show on the test. We will tell you if we think the leak is coming from somewhere else. It won’t show water getting in through brickwork or around frames. The report makes clear what was and wasn’t tested. You’ll also know what to check next. We survey roof terraces and balconies, flat roof membranes and commercial flat roofs, and the problems we are asked to look at most are breaches hidden under paving or planting and new roofs to check before paving or planting.

Flat roofs on exposed homes in small places like The Willows take more wind and rain, so edges, upstands and laps take a beating. Older felt roofs, often around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. Exposed edges are typically the first part of a flat roof to go.

Nothing in the report is left vague: where something needs attention, it says so plainly.

Useful tips for The Willows property owners

Here are a few things we’d tell any owner, before and after a survey:

  • Find the breach before more patching
  • Keep outlets clear of debris
  • Limit access to the roof
  • Act on new leaks promptly

File the report with your roof paperwork. It shows the condition of the membrane on that date.

Act on leaks quickly. The longer water gets in, the more insulation and decking can be affected.

What we cannot see

We only report what can be seen safely on the day, so some things are outside what a survey can do:

  • The extent of water in the insulation
  • Areas we can’t reach or that cannot be tested
  • Roofs whose membrane or build-up is not suitable

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we will tell you. What a survey covers and doesn’t.

Checking the roof from the ground

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Local flat roofs in The Willows

Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles, and flat-roofed additions turn up almost everywhere. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there.

Landlords with a home close to Stansted Mountfitchet station may find that flat roofs on let property tend to be checked only when they fail, which is the costly way round. If you own one of the older houses in the streets near Church of St Mary, the joins between later flat roofs and the old walls are where problems typically start. Anyone responsible for a site like Furneux Pelham Church of England School will know that ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

Why get it checked now?

Opening up a roof to hunt for a leak is disruptive. ELD aims to locate the breach first so your roofer knows where to work. For an older or listed building in a place like The Willows, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.

The survey, step by step

Safety comes first on every visit. We inspect whatever is safely visible, and anything we cannot see is noted in the report. Most visits take as long as needed for the roof’s area and construction, and we’ll give you a guide when quoting. Older roofs in small places like The Willows can have low, tight loft spaces, so it is useful to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We start by finding out what the roof is made of and where it leaks.
  2. We check that the membrane and build-up suit electronic leak detection.
  3. The testing method is chosen to suit the membrane and build-up.
  4. We test the membrane and find where current is passing through it.
  5. You get a report showing where each breach is, for your roofer to repair.

Before we arrive

  • Make a note of anything you’d like us to look at
  • Keep pets out of the way during the survey
  • Check the loft hatch can be reached
