Chimney survey in Farnham: what you get
We inspect chimneys from wherever they can safely be seen: the ground, nearby windows and higher points, and the roof space where it is safe. A drone inspection is part of our Premium Survey where applicable. Where part of a stack cannot be seen, the report says so. Each defect is recorded with a photo and a plain description. Typical surveys look at flashings pulling away from the stack and flaunching that has broken away, across chimney pots and cowls, lead flashings and flaunching.
Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.
If any part of the chimney stack couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

Roof by roof
Flaunching
Flaunching is the mortar on top of a stack that holds the pots and sheds water. Cracks in it let water into the stack.
Lead flashings
Flashings can lift in wind or pull out of their mortar joints. Any loose or split flashings are recorded.
Surveys for landlords and agents in Farnham
Letting agents can arrange access with tenants, at a time agreed in advance. We survey on any day of the week, which helps when tenants work during the week.
Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.

Roofs, chimneys and gutters in Farnham
Much Hadham Palace, about 4.2 miles south-west, is one of the historic houses in the wider area around Farnham. If your house is among the older ones, expect a mix of original materials and later repairs on the roof. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, with flat-roofed extensions, dormers and garages common everywhere. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
For landlords with property near Stansted Mountfitchet station, the gap between tenancies is a good time to have the roof looked at. The streets around a church such as Church of St Mary the Virgin are frequently among the oldest in a place, and if yours is one of the older homes nearby, its chimney, valleys and lead work are likely to be the parts that need attention first. Take a building like Farnham Church of England Primary School: a written record of a large roof helps plan work for the holidays rather than in term time.

How it works
Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. The inspection then takes about one to two hours for most homes, a little longer where there are several stacks. Rural addresses near Farnham can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.
- First we talk through the stacks, their history and any problems.
- Each stack is inspected from safe positions outside.
- Pots, cowls, flaunching, pointing and flashings are checked and photographed.
- We look for damp on chimney breasts and in the roof space.
- The report, with photos and recommendations, is emailed to you.
Before we arrive
- Point out any leaks or damp patches
- If it is not your property yet, arrange access through the agent
- Have keys ready for side gates, garages or roof access doors

Advice
What affects the cost of chimney surveys
Several things affect the price of a survey:
- How big the roof is
- The package you choose: Basic, Standard or Premium
- Commercial roofs and larger buildings
- The shape of the roof and its details
We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you need to know.
What we need to know
If you can, have these to hand when you contact us:
- The type of building and roof, such as pitched or flat
- The reason for the survey, like buying, a leak or storm damage
- Access details, such as a loft hatch or a shared roof
- The property’s address and postcode
Our phone lines are open seven days a week. To book or ask a question, ring 07833 053749 or use the contact form.
Useful tips for Farnham property owners
A few practical points come up again and again on our surveys. They apply to most roofs:
- Find out whether changes to a stack need permission
- Never climb onto the roof to look at a chimney
- Book a sweep for flues that are in use
- Make sure unused flues are capped with ventilation
Once we have been, the findings are written up with photos. It explains the condition of each part of the stack and any damp inside. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
Have worn pointing and cracked flaunching dealt with early. It is far simpler than rebuilding a stack later.
