GRP fibreglass

A GRP fibreglass roof is a hard, resin-bonded surface over a timber deck. The survey checks for cracking at board joints, at the edge trims and where the roof meets walls.

Mastic asphalt

With age, asphalt can harden and crack with movement. The report shows where it’s cracking and how far it seems to extend.

Flat roof surveys for homes and businesses in Puckeridge

If the house you’re buying has a flat roof on an extension, dormer or garage, it is worth knowing its condition before exchange. Felt roofs frequently last around 15 to 20 years, while EPDM and GRP frequently last longer. We set out the type of covering, its condition and the defects we found, with a photo of every defect. That gives you facts to raise with the seller or agent. If you are worried about leaks around rooflights and blisters and bubbles in the covering, we can find out what’s behind it, on felt flat roofs, EPDM rubber and upstands and outlets alike.

In a smaller place like Puckeridge, some flat roofs sit in the open, so wind catches loose edges and trims. Felt and bitumen also age in strong sun. Splits, blisters and lifting edges are what to look out for. Standing water that lingers for days after rain is another sign worth watching for.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

What this survey can’t tell you

Every survey has limits, and we’d rather be clear about that before you book. Keep these in mind:

  • Areas we cannot see or reach safely, including fragile rooflights and sheeting
  • A promise that the roof will not leak in future
  • Whether the deck or joists are strong enough

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we’ll tell you. The full list of what we check.

What we check

  • Mastic asphalt
  • Upstands and outlets
  • Single-ply membranes
  • Felt flat roofs
  • EPDM rubber
  • GRP fibreglass

What happens on the day

You don’t need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll get on with the inspection. A typical survey takes between one and two hours for a small flat roof at home, and longer for a large commercial one. A visit to a smaller place like Puckeridge is no different on the day: we look from the ground, from windows, from the loft and from the roof where it is safe. It is useful to show us anything you’ve already noticed.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. We view the roof from the ground, from windows and from the roof where it is safe to do so.
  3. Every part of the roof we can see is checked: covering, falls, upstands, outlets, trims and rooflights.
  4. Where there’s safe access, we check the ceilings and spaces below for signs of water.
  5. We send a written report with photos, the defects we found and what we recommend.

Before we arrive

  • Keep pets in another room
  • Dig out any old roof reports or invoices
  • Point out any leaks or damp patches

What affects the cost of flat roof surveys

Several things affect the price of a survey:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • Basic, Standard or Premium
  • Whether thermal imaging or a drone is needed
  • The roof’s overall size

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.

Landlord and commercial surveys in Puckeridge

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out in order of urgency where relevant.

Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

When to book a survey in Puckeridge

The surface of a flat roof heats up and cools down far more than the rooms below. That movement pulls at seams, laps and the joints between boards, and in time it can open up splits and cracks. Coverings that have hardened with age tend to suffer most.

Common reasons to book include:

  • Splits and cracks in the covering
  • Blocked or damaged outlets
  • Signs of deflection in the roof deck
  • Blistering in felt or asphalt

Anyone responsible for a site like Roger De Clare First CofE School will know that schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.

Questions to ask before you book

  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • What experience they bring
  • Which limits apply to the survey
  • Whether you get a written report with photos

FAQs for Puckeridge

How do I find out if my home in Puckeridge is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is Puckeridge within the area you cover?

Yes. Puckeridge is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

Are you structural engineers?

No. We’re roof surveyors, not structural engineers, and it does not include calculations. If we see signs that need an engineer’s opinion, we’ll recommend one.

Does someone need to be in?

Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

What does a roof survey cost?

Our price is from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, confirmed before anything is booked.

Can you survey in bad weather?

Light rain doesn’t usually stop a survey. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we will agree a new date if the weather is not suitable.

What’s the best way to book?

The quickest way is to call 07833 053749 or drop us an email. Give us the address and some details about the roof, and we will take it from there. We survey seven days a week.

Flat roof surveys in Puckeridge: local notes

In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, and flat-roofed additions turn up almost everywhere. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. About 3.3 miles south-east lies Much Hadham Palace, a reminder of how long the area around Puckeridge has been built on. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.

If you live in an older home near Church of St Mary, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.
