Landlord roof surveys around Puckeridge

Much Hadham Palace, about 3.3 miles south-east, is one of the historic houses in the wider area around Puckeridge. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

Anyone responsible for a site like Roger De Clare First CofE School will know that large buildings have long gutter runs and big roofs that need checking like any other.

Landlord roof survey in Puckeridge

Roofs on let houses and blocks of flats are easy to forget until something leaks. A condition survey lets you find problems before they become leaks so work can be planned, not rushed. The findings come in a written report with photos to keep on file for the building. Many clients repeat the survey on a rolling basis to see how the roof is changing. We survey blocks of flats, converted houses and flat roofs on blocks, and the problems we are asked to look at most are leaks into upper flats and choked outlets and gutters.

Houses in smaller places like Puckeridge can face open ground, where wind and driving rain hit the roof harder. Ridge tiles, verges, chimney stacks and flashings take the worst of it. Checking those edges shows whether anything has begun to work loose before it lets water in. A loose ridge tile or slate gives the wind something to catch, and others soon follow.

Nothing in the report is left vague: where something needs attention, it says so plainly, along with how urgent it is.

Why act early in Puckeridge

Water that gets into one flat can affect others below. Spotting roof defects early helps protect the whole building. Tradespeople may need to travel further to a smaller place like Puckeridge, so it helps to plan roof work rather than call someone out in a hurry. Knowing early gives you time to get the right people in.

Prices for landlord roof surveys in Puckeridge

Prices always include VAT. What changes the price is:

  • Building height and the viewpoints available
  • The size of the roof
  • The shape of the roof and its details
  • Whether you choose the Basic, Standard or Premium Survey

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before booking.

What to let us know when you contact us

The more you tell us, the easier it is to price the survey. When you contact us, tell us:

  • The reason for the survey, such as buying, a leak or storm damage
  • The address and postcode of the property
  • The style of property, from a terrace to a block
  • Whether there’s a loft hatch, a shared roof or tricky access

Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, ring 07833 053749 or send us an email.

When you need someone else

A survey is a proper look at the let or shared roof, but it cannot do everything. The main limits are:

  • Who pays under the lease (that’s a legal question)
  • Parts of the roof we can’t safely see or access
  • Confirming asbestos in older roof materials

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we will tell you before booking. The full list of what we check.

What this survey covers

  • Rented houses
  • Blocks of flats
  • Converted houses
  • Gutters and downpipes
  • Flat roofs on blocks
  • Shared roofs

How it works

Every roof is different, but as a rough guide the survey takes an hour or two on an ordinary house, rising to roughly 3–4 hours on a commercial building. You’re welcome to ask questions while we are there. Homes around Puckeridge often have gardens on more than one side, which gives us room to step back and see the roof. Mention any side of the property we can’t get to. The loft, where there is safe access, completes the picture.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. You arrange access to the loft and any flats we need.
  3. We inspect each roof as far as it can be seen safely.
  4. We photograph defects and note how urgent they look.
  5. You get a written report to plan maintenance and budgets.

Before we arrive

  • If the roof is shared, arrange access with whoever manages the building
  • Make sure pets are kept safely away
  • Leave side gates unlocked

Advice

Useful tips for Puckeridge property owners

These tips come from what we see on roofs every week, before and after a survey:

  • Have gutters and outlets cleared every year
  • Make sure the loft space can be accessed
  • Ask residents to report damp straight away
  • Act on high-priority defects quickly

Questions about the findings are welcome. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person one.

Act on urgent items in the report first, and plan the rest. Left alone, minor faults normally get worse.

Common roof problems in Puckeridge

Older buildings across London and South East England have roofs that are decades old. Nails, battens, flashings and underlay often fail before good slates or tiles, and a survey helps show where that is happening.

Typical things we are asked to look at include:

  • Standing water on a flat roof
  • Worn ridges, hips and verges
  • Ceiling stains reported by tenants
  • Damaged party-wall upstands or parapets

If you live in an older home near Church of St Mary, old fixings, lead flashings and tall chimneys are typical of older roofs.

Before you book anyone

  • When you will get the report
  • Whether any drone flown is registered with the CAA
  • Will they check the loft as well as the outside?
  • Which viewpoints they use to see the roof

Puckeridge questions

Is my home in Puckeridge listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Is Puckeridge in the area you cover?

We do. The survey and report are the same in Puckeridge as anywhere else, and visits run on weekdays and weekends.

How much is a landlord roof survey?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Larger buildings are priced to suit, so call 07833 053749 or drop us an email for a price.

Do I need to be at home?

Someone needs to let us in if we’re looking inside or in the loft. Access is agreed with you when you book.

Does this replace a RICS building survey?

No. We survey the roof, not the whole building. It’s not a RICS Level 2 or 3 survey or a structural engineer’s report.

Can your report tell us who pays for the roof work?

No. The lease usually decides who is responsible, and that is a legal question. What we provide is a clear record of the roof’s condition to help those discussions.

What if it rains on the day?

Light rain is usually fine; heavy rain and wind are different. In high wind or heavy rain, a drone cannot fly and access may not be safe, and we’d agree another day.
