About our landlord roof survey in Bromley

Our landlord and block roof surveys cover Bromley and the rest of London and South East England. Time on site usually takes between one and two hours for a single let house, with blocks of flats taking longer. Everything is inspected as far as it can safely be seen including by drone where it applies. A written report with photos follows. We survey rented houses, gutters and downpipes and shared roofs, and the problems we are asked to look at most are flashings that have come away and standing water on a flat roof.

Older buildings in small places like Bromley may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

The report works through the roof section by section, from the coverings down to the gutters, each with a short note and a photograph. You will see the good as well as the bad.

Checking the roof from ground level

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.

What we’re asked to look at in Bromley

On a shared roof, it’s not always clear who should act. Each party may assume someone else is dealing with it, so maintenance gets put off. An independent report helps everyone see the facts.

Most people get in touch when they’ve noticed one of these:

  • Missing or loose roof coverings
  • Parapets and upstands in poor repair
  • Flashings that have come away
  • Loose ridge or hip tiles

If you own a rental within reach of Bishops Stortford station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Choosing a roof surveyor

  • Whether they hold professional indemnity and public liability insurance
  • What follow-up you get after the report
  • Will they check the loft as well as the outside?

What a good roof survey covers

Bromley: your questions answered

Can a landlord with a rental near Bishops Stortford station book a roof survey?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just ring 07833 053749 or send us an email with the details, and we will talk through which survey suits.

Do you cover smaller places like Bromley?

Yes, Bromley is covered. We survey roofs across London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.

How long is the visit?

Expect it to take roughly 1–2 hours for a house; commercial roofs usually need 3–4 hours. You will then get the report by email, on the timescale of your package.

Do you survey roofs shared between flats?

Yes, shared roofs are a common request. We can only inspect neighbouring parts from where we’re allowed to be, and the report says so.

Will you walk on the roof?

Not unless it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone, and anything out of sight is recorded in the report.

Do you look in the loft space?

If there’s a loft and safe access to it, yes. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.

Can you survey a shared roof?

Yes, once access has been agreed. Roofs over flats are often shared, so we need permission from the freeholder or managing agent. We can only inspect what we’re given access to.

What we do, step by step

Every roof is different, but as a rough guide the survey takes between one and two hours on an ordinary house, and about three to four hours for a commercial roof. You are welcome to ask questions while we’re there. Somewhere like Bromley needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. First, we confirm the scope and the purpose of the report.
  2. You arrange access to the loft and any flats we need.
  3. Each roof is checked from safe vantage points and inside where possible.
  4. Every defect is photographed and its urgency noted where relevant.
  5. You get a written report to plan maintenance and budgets.

Before we arrive

  • If you are buying, check with the agent that we can get in
  • Jot down any questions you want answered
  • Make sure the loft hatch can be reached

What we look for on each type of roof

Flat roofs on blocks and rear additions

Felt flat roofs often need replacing after around 15–20 years, so their age matters.

Pitched roofs on houses and blocks

On older pitched roofs, the fixings and underlay frequently fail before good slates or tiles. We note what we can see.

Roofs, chimneys and gutters in Bromley

The wider area around Bromley has a long history of building, with Much Hadham Palace about 1.4 miles south-east. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, and flat-roofed additions turn up almost everywhere. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Before and after the survey

These tips come from what we see on roofs every week:

  • Keep past survey reports with the building’s records
  • Give tenants a simple way to report leaks
  • Make sure the loft space can be accessed
  • Book gutter clearing at least once a year

Many clients use the report as the basis for a maintenance plan. You can start with the urgent items and the rest budgeted for later.

Keep the roof space accessible so a surveyor can look inside the roof. Clutter around the hatch slows things down.

What happens if roof problems are left?

Budgets work best when they’re based on the roof’s actual condition. Our report separates urgent items from those that can wait helping you spread the work. For an older or listed building in a place like Bromley, repairs may need matching materials and consent, so leaving a defect until it’s urgent leaves less time to plan.

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. Size, height and access can affect the price too.
