Roof leak investigations for Bromley homes and businesses

Roof leak investigations for homes and businesses in Bromley

Our roof leak investigations cover Bromley and the wider South East. Surveys are carried out on weekdays and at weekends. The investigation covers inside and out, from the stain to the likely entry points. The findings come in a written report with photos. If water is coming in now, catch it in a bucket and keep it away from lights and sockets, then phone 07833 053749 or drop us an email. We survey flat roof details, the roof space and rooflights and dormers, and common reasons people get in touch are wet patches high on an inside wall and a leak that comes and goes with the weather.

Roofs in small places like Bromley frequently stand in the open, where storms hit ridges, verges and chimneys hardest. Damp in old stone, brick or timber walls is slow to dry out, which makes finding the cause quickly worthwhile. A written record also helps if you need to explain it to anyone else.

The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

How it works

You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. A typical survey takes between one and two hours for a house, and longer for a large or complex roof. Somewhere like Bromley needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. We start with your notes and photos of the leak.
  2. We examine the damp area and the rooms near it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. We inspect the likely entry points outside, from the ground, windows and the roof where safe.
  5. We email a written report showing where the water most likely gets in.

Preparing for the visit

  • Check the loft hatch can be reached
  • Make sure pets are kept safely away
  • If you are buying, check with the agent that we can get in

For landlords and managing agents

Businesses and commercial landlords can book us too, including offices, shops and units. Larger roofs take longer, and they’re priced for the size.

We survey roofs for landlords and agents as well as homeowners. The report gives you a dated record of the leaking roof, with photographs, useful for planning maintenance.

Practical tips

There’s plenty you can do without going near the roof. Here’s what helps most:

  • Keep a photo record of the damp patch
  • Record whether it leaks in every downpour or only some
  • Clear the loft hatch so we can get in
  • Tell us if there are tanks or pipes in the loft

With the Standard Survey you get a follow-up consultation, while Premium includes one in person. It is a chance to ask about anything in the report.

Plan a roof survey every few years. They’re where most leaks start, and catching wear early keeps water out.

What a roof leak investigation does not cover

Some things cannot be seen without opening up the roof, so a survey has limits:

  • An intermittent leak that shows no trace on the day
  • Faults hidden behind ceilings or boarding
  • Putting the leak right

If you are not sure which survey you need, ring 07833 053749 or drop us an email and we’ll give you a straight answer before you book. What our survey covers.

What we look at

  • Lead flashings
  • Valleys and parapet gutters
  • Slate and tile slopes
  • Rooflights and dormers

Bromley: your questions answered

How do I find out if my home in Bromley is listed?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Do you cover Bromley?

We do. The survey and report are the same in Bromley as anywhere else.

Do you survey on Saturdays and Sundays?

We carry out surveys on weekdays, Saturdays and Sundays. To arrange a date, call 07833 053749 or use the contact form.

How long does a roof leak investigation take?

The visit usually takes roughly 1–2 hours on an ordinary house; commercial roofs usually need 3–4 hours. We’ll confirm what to expect when we arrange the visit.

What do I do with the report?

You receive the written report by email, with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

Do you take photos of the roof?

Yes. The report includes photos of what we found, so you can see exactly what each finding refers to.

Do you look in the loft space?

If the survey needs it and the roof space can be reached safely, yes. Please clear anything stored under the hatch.

Different roofs, different checks

Lead flashings

Some roofs have mortar where you’d expect lead. Fillets crack and pull away over time, and water runs down behind them.

Parapet and box gutters

A butterfly roof drains to a central valley gutter. Problems there often show in the rooms on the top floor.

Bromley roofs and the weather

Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Knowing the roof type helps narrow down where water may be getting in. With Much Hadham Palace about 1.4 miles south-east, Bromley sits in an area with a long building history. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

Landlords with a home close to Bishops Stortford station may find that tracing a leak quickly matters when a tenant is living with it.

Checking the roof from the ground

What you cannot do safely is get up close. Roofs are fragile and slippery. That part is for a survey, using safe viewpoints and a drone where it applies.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.
