Storm damage roof report in Bromley: what you get

Storms tend to find the weak points on a roof. Slates and tiles slip or blow off, ridge and hip tiles lift, flashings pull away and flat roof coverings can tear. Trees and branches can also hit roofs in a storm. We record the damage on your roof and photograph each part. Any older wear we can see is recorded as well. Common reasons to book are cowls or aerials dislodged in the wind and damage from fallen branches or debris, on gutters and fascias, slate and tile slopes and flat roofs.

Somewhere as small as Bromley, older roofs have frequently been repaired many times. That makes it hard to tell new damage from old wear, which matters if you’re thinking of an insurance claim. The report says what was seen and what it points to. Older walls and timbers hold water for a long time, so it’s worth finding the cause soon.

If any part of the roof couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

Common questions in Bromley

Is Bromley within the area you cover?

Yes. Bromley is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

Is Bromley in the area you cover?

Yes, Bromley is one of the places we work. The survey and report are the same in Bromley as anywhere else, and visits run on weekdays and weekends.

How experienced are you?

We have been surveying roofs for over 20 years and have completed over 5,000 surveys.

Do you carry out surveys on Saturdays and Sundays?

Visits run seven days a week in the daytime. Just say which days work for you.

Is there a set wind speed for storm damage?

It depends on your policy. Many use gusts of about 55 mph, but each policy sets its own definition. Check your policy wording.

Will you deal with the insurance company for me?

No. We write an independent report, and you decide how to use it. Your insurer may appoint its own loss adjuster.

Is wear and tear covered by insurance?

Wear and tear is not normally covered. We describe what looks like fresh storm damage and what looks older. Your insurer decides the claim.

How we price storm damage roof reports

We confirm the price for your survey before booking. These are the things that affect it:

  • The height of the building and how the roof can safely be seen
  • How many separate roofs there are, such as extensions, dormers and garages
  • Commercial roofs and larger buildings
  • Features like valleys, chimneys, dormers and parapets

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Our price is from £150, including VAT.

Booking your survey

Getting the details right at the start saves time. It helps to include:

  • Any stains, drips or damp patches you’ve seen indoors
  • What kind of property and roof it is
  • The property’s address and postcode
  • Access details, like a loft hatch or a shared roof

What we do, step by step

We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe. Most surveys take an hour or two at a typical home, with bigger or more complicated roofs taking longer. Cottages and farmhouses around Bromley often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely, and anything we cannot see is noted.

  1. First you give us the date of the storm and what you’ve noticed, inside and out.
  2. We view the roof from wherever it can safely be seen, including the loft where there is access.
  3. The damage is recorded with photographs, area by area.
  4. We check whether the damage fits storm damage, older wear or both.
  5. You get a written report you can pass to your insurer.

Getting ready for the survey

  • Make sure the loft hatch can be reached
  • Show us where any leaks or stains appear
  • Mention any parking restrictions on your street

For landlords and managing agents

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. Access is agreed with the tenant ahead of time.

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work.

Honest limits

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • A decision on your insurance claim
  • The work of a loss adjuster appointed by your insurer
  • Your insurer’s view of the claim

If you’re not sure which survey you need, ring 07833 053749 or use the contact form and we will give you a straight answer. What a survey covers and does not.

Roof types and parts we check

  • Flashings
  • Chimney stacks
  • Slate and tile slopes
  • Ridges and hips
  • Gutters and fascias
  • Flat roofs

Before and after the survey

From years of surveys, a few habits stand out as worth the effort:

  • Keep receipts for any emergency work
  • Look at what your policy says about wear and tear
  • Ask a roofer for emergency temporary protection if water is coming in
  • Keep any slates, tiles or debris that fall, if it is safe to do so

For repair costs, ask a roofer to quote. They can use our report to see what needs doing.

Have overhanging branches looked at by a tree surgeon. Branches can hit or scrape the roof in a storm.

Wind, rain and roofs in Bromley

With Much Hadham Palace about 1.4 miles south-east, Bromley sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Where water gets in depends a good deal on what the roof is made of and how it is detailed.

Can I check my roof myself?

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where applicable.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
