About our gutter survey in Bromley
People book a gutter survey when gutters overflow, when damp appears or before the wetter months. Landlords and managing agents use the report to plan upkeep and buyers sometimes want the gutters looked at before they exchange. The survey and report follow the same steps whatever the reason with photos and clear recommendations. Visits can be on weekdays, Saturdays or Sundays. If you are worried about blocked outlets and hoppers and leaking or loose downpipes, a survey will tell you what’s going on.
Somewhere as small as Bromley, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is usually the chimneys and lead flashings that need work first.
What you get is a clear record of the gutter on the day we saw it. It’s useful straight away, and a good reference for later, such as when you want to compare after future work.

Common roof problems in Bromley
A good many tiled and slate roofs carry moss, and rain washes it down into the gutters. Mixed with grit from the roof, it settles as silt that holds water in the gutter and gives plants somewhere to grow.
Typical things we are asked to look at include:
- Soffits marked by water
- Gutters overflowing in heavy rain
- Choked outlets or hopper heads
- Gutters packed with leaves or moss
For landlords with property near Bishops Stortford station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.
Questions to ask before you book
- Whether the loft is part of the inspection
- Whether VAT is in the quoted price
- What exactly goes into their report
- What experience they bring
What a gutter survey looks like in Bromley
About 1.4 miles south-east lies Much Hadham Palace, a reminder of how long the area around Bromley has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, with flat-roofed extensions, dormers and garages common everywhere. Knowing the covering helps explain which parts of a roof are likely to need work first.

What happens if roof problems are left?
Going up a ladder to check your own gutters carries real risk. You can see drips and overflows from the ground but hidden gutters are another matter. Our survey covers everything that’s safely in view and records it with photos. Around Bromley, older homes often have old roof timbers, and water through a failed covering can rot timber if it’s left.
Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We will give you the figure before anything is booked.

Common questions in Bromley
Is Bromley within the area you cover?
Yes, Bromley is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
Is my home in Bromley listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Does the season matter for a gutter survey?
Any time of year works. Booking before autumn and winter gives you time to plan, and a wet spell can show where gutters overflow.
Do you carry professional indemnity insurance?
Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.
How soon will I get the report?
Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline as you book.
How long have you been surveying roofs?
Over 5,000 surveys so far, across 20+ years of surveying roofs, with 98% customer satisfaction.
What happens next?
The report comes by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.
Checking the roof from the ground
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
Tips from our surveys
You do not need to be a roofer to help. Here’s what helps most:
- Look for green streaks or damp patches on walls
- Get trees that overhang the gutters trimmed
- Look for downpipes coming loose
- Book gutter clearing once a year, more often near trees
Landlords and managing agents can keep the report with the building’s records and use it to plan upkeep. Photos make it easier to explain the work to owners, tenants or contractors.
Watch your gutters from the ground or a window during heavy rain. Overflows and dripping joints are a sign to act before the walls suffer.

Getting in touch
Here’s what helps us most when you get in touch:
- Whether there is a loft hatch, a shared roof or tricky access
- Your timetable, such as an exchange date
- Where the property is, with the postcode
- The style of property, from a terrace to a block
Getting a price is simple: just ring 07833 053749 or send us an email and give us some details about the property and we will suggest the right survey. The price is agreed up front.
How it works
Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from each safe vantage point, take photos as we go and record our findings for the written report. It normally takes roughly 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. Around Bromley, older homes can have small or awkward roof spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- We start with what you’ve noticed, such as damp or overflowing gutters.
- The eaves gutters, downpipes and fascias are looked at from ground level and windows.
- Valleys, parapets and box gutters are inspected where they can safely be seen.
- Where it’s safe, we check the loft for signs of water.
- You receive a report with photos and recommendations.
How to prepare
- If you are buying, let the agent know when we’re coming
- Make a note of anything you’d like us to look at
- For a flat or shared roof, check access with whoever owns or manages the building
