About our gutter survey in Hadham Cross
We survey gutters and rainwater systems in Hadham Cross and right across London and the South East. We inspect everything we can see safely from the ground, windows, the loft space and the roof where it is safe. Time on site usually takes about 1–2 hours at a typical home, or half a day or so for a commercial building. Afterwards, you get a written report with photos and recommendations. Common reasons to book are choked outlets or hopper heads and gutters packed with leaves or moss, on parapet and box gutters, outlets and hoppers and eaves gutters.
Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.
The written findings come by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

The survey, step by step
The visit has one job: to see as much of the gutter as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. It usually takes between one and two hours for most homes, and longer where there are parapet, valley or box gutters to follow. In a hamlet or village like Hadham Cross, a postcode does not always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.
- First, you let us know what you’ve seen, such as overflows or damp.
- We look along the gutters, downpipes and fascias from the ground and from windows.
- Any valley, parapet or box gutters are looked at as far as safe access allows.
- The roof space is checked for water marks if it is safe to get into.
- We send a written report with photos and clear recommendations.
Before the survey
- Find any records of previous roof work
- For flats, make sure roof access has been agreed

Advice
DIY checks: what’s safe
Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book.
What a gutter survey looks like in Hadham Cross
In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, and flat-roofed additions turn up almost everywhere. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Historic houses such as Much Hadham Palace, about 0.8 miles north-east, show how far back building in the area around Hadham Cross goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.
The streets around a church such as Church of St Thomas are often among the oldest in a place, and if your house is among the older ones nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. For landlords with property near Bishops Stortford station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

What we look for on each type of roof
Fascias and soffits
Soffits and timber fascias suffer when gutters overflow. We check them along with the gutters.
Box and secret gutters
Box gutters sit within the roof or behind a wall, so overflows can end up inside. We check them where they can safely be seen.
Questions from Hadham Cross
I let a flat near Bishops Stortford station. Can you check the roof?
Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.
Is my home in Hadham Cross listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Can you give me structural calculations?
No. We note visible signs like sagging or deflection, but we are not structural engineers and don’t carry out calculations. If we think you need an engineer, the report says so.
How soon will I get the report?
Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed, ready to forward.
When is the best time for a gutter survey?
Whenever suits you. If you’ve already seen a gutter overflowing, it is best not to wait as overflowing water can damage walls.
What’s in the report?
It works through the roof part by part, in writing and with photos. Points are put with the most urgent first where relevant.
Do you work in Hadham Cross?
Yes. Hadham Cross is part of the area we cover, and the service is the same as everywhere else we work.
When to book a survey in Hadham Cross
Hidden gutters are often lined with lead or another sheet covering. When a lining splits or an outlet blocks, the water can come inside, because there’s no outer edge for it to spill over. Lead is also a target for theft.
Typical things we are asked to look at include:
- Dripping or leaking gutter joints
- Gutters packed with leaves or moss
- Overflowing valley or parapet gutters
- Cracked or loose downpipes
Take a building like St Andrew's CofE Primary School and Nursery: large buildings have long gutter runs and big roofs that need checking like any other.
Choosing a roof surveyor
- How long they’ve been surveying roofs
- Whether VAT is added on top
- Which limits apply to the survey
- Which viewpoints they use to see the roof
Honest limits
Without opening up the roof, some things stay hidden, and that sets some limits:
- What’s behind fascias and inside walls
- Asbestos testing of old gutters, downpipes or soffits
- Pipes below ground level
