Chimney surveys near Hadham Cross

What happens on the day

Expect us to ask a few questions before we start, like when any problem began and what work has been done before. The inspection then takes about one to two hours at most homes; commercial roofs usually need 3–4 hours. Rural addresses near Hadham Cross can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. We go through the chimneys, any damp and any work done on them.
  2. We check every stack from wherever it can be seen safely.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. Inside, the chimney breasts and the loft are checked for damp where there is access.
  5. You get a written report with photos and recommendations by email.

How a chimney survey works in Hadham Cross

If a chimney looks out of line, it is worth getting it checked. Stacks can lean when mortar on one side breaks down, often after years of flue gases and damp. The survey notes how the stack looks, how far it seems to lean and the state of the bricks and joints. Where it may be a structural concern, we’ll recommend a structural engineer. We survey shared and party-wall stacks, lead flashings and chimney breasts, and people most frequently book us about staining on walls around the chimney and mortar washing out of the joints.

In a small place like Hadham Cross, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.

What you get is a clear record of the chimney stack on the day we saw it. That makes it useful now and a handy reference later, such as when you want to compare after future work.

Landlord and commercial surveys in Hadham Cross

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps when budgeting.

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Larger roofs take longer.

Honest limits

It helps to know what a survey won’t do before booking:

  • Flue inspections or sweeping
  • Checks on boilers, fires or their flues
  • Whether a stack needs rebuilding on structural grounds

If you’re not sure which survey you need, phone 07833 053749 or email us and we will give you a straight answer. What our survey covers.

What this survey covers

  • Brick chimney stacks
  • Shared and party-wall stacks
  • Chimney pots and cowls
  • Flaunching
  • Chimney breasts
  • Lead flashings

What we look for on each type of roof

Chimney pots and cowls

Pots sit in the flaunching on top of the stack, and cowls or caps sit on the pots. We check that they look secure and undamaged.

Chimney breasts and the loft

Inside, chimney breasts can show damp when water gets into the stack. We check the breasts and the stack in the loft space where we can reach.

Common questions in Hadham Cross

Can a landlord with a rental near Bishops Stortford station book a roof survey?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just ring 07833 053749 or email us with the details.

Is my home in Hadham Cross listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

How many surveys have you done?

Over 20 years and more than 5,000 surveys.

Will I get photos?

Yes, plenty. Each finding is shown in a picture where possible, so you can see what we mean.

What’s in the report?

You get our findings in writing, part by part, with photos, and ends with what we recommend. Points are put in order of urgency where relevant.

Why is my chimney breast damp?

Normally it’s water getting in from outside, or condensation in a sealed stack. We check the stack, the flashings and how unused flues are capped and records the likely cause.

Are you structural engineers?

No. We are experienced roof surveyors, and visible signs such as sagging are noted, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.

What affects the cost of chimney surveys

To price your survey, we look at:

  • The number of roofs, including extensions and garages
  • House, block, shop or office
  • The use of thermal imaging or a drone
  • The size of the roof

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Chimney survey starts from £150, including VAT.

Booking your survey

There’s no need for technical words. Just tell us:

  • Where water is showing inside, if it is
  • When you need the report by
  • Anything about access we should know
  • Why you want a survey: buying, a leak, a storm or new work

You can call us seven days a week, including Saturdays and Sundays. For a price or to book, phone 07833 053749 or use the contact form.

Should I look at the roof myself first?

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we check the roof.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Hadham Cross homes and their roofs

With Much Hadham Palace about 0.8 miles north-east, Hadham Cross sits in an area with a long building history. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If you let a flat or house near Bishops Stortford station, the gap between tenancies is a good time to have the roof looked at. If yours is one of the older homes in the streets near Church of St Thomas, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Anyone responsible for a site like St Andrew's CofE Primary School and Nursery will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
