Roof leak investigation in Puckeridge: what you get

Leaks tend to begin where one part of a roof meets another. Common entry points include chimney and wall flashings, valleys, parapet and box gutters, and the upstands and outlets on flat roofs. We check each likely route and we follow where the evidence leads. Every chimney, dormer and roof light adds more joints to check. We check all of them, from every safe viewpoint. Typical surveys look at drips in the loft during heavy rain and damp ceilings under a flat roof, on flat roof details, chimney stacks and lead flashings.

In a smaller place like Puckeridge, some roofs face open ground, where driving rain gets into any gap at a ridge, verge or flashing. A leak that only appears in certain weather often points to an exposed detail. It helps to know when and where the water appears. The gutters on the most exposed side can overflow too.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

The survey, step by step

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. The inspection then takes between one and two hours for most homes, though a hard-to-trace leak can take longer. Parking around Puckeridge is typically easier than in a town centre, but mention lanes, gates or long drives. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside, while taller roofs may need other vantage points or the drone where applicable.

  1. You let us know where the water appears, when, and what the weather was doing.
  2. We examine the damp area and the rooms near it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. We inspect the likely entry points outside, from ground level, windows and the roof where safe.
  5. We email a written report showing where the water most likely gets in.

Your questions about roof leak investigations in Puckeridge

Do you cover smaller places like Puckeridge?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

Is my home in Puckeridge listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Is it a structural engineer’s report?

No. We note visible signs such as sagging or deflection, but we’re not structural engineers and don’t carry out calculations. Where an engineer is needed, we say so in the report.

How experienced are you?

We have more than 20 years’ experience and have completed over 5,000 surveys across London and South East England.

Does the report include photos?

Yes. We photograph the roof as we go, and the report uses them to show each finding.

When does the report arrive?

Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, such as an exchange date, let us know as you book.

How much is a survey?

Prices start from £150, including VAT. The final figure depends on the roof and the package you choose.

How we price roof leak investigations

Several things affect the price of a survey:

  • Height and safe access
  • Features like valleys, chimneys, dormers and parapets
  • The number of roofs, including extensions and garages
  • Any need for thermal images or a drone flight

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Prices start from £150, including VAT.

What to tell us when you get in touch

If you can, have these to hand when you get in touch:

  • Where the property is, with the postcode
  • When you need the report by
  • What made you get in touch
  • Any stains, drips or damp patches you’ve seen indoors

Prices start from £150, including VAT. The exact figure depends on the roof and the package, so ring 07833 053749 or drop us an email with the details.

Roof leak investigations in Puckeridge: local notes

Historic houses such as Much Hadham Palace, about 3.3 miles south-east, show how far back building in the area around Puckeridge goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, with flat-roofed extensions, dormers and garages common everywhere. Each of these roof types has its own typical places for water to get in.

If you live in an older home near Church of St Mary, water on an older roof tends to find its way in at the lead, the valleys or the chimney. For site and facilities teams at buildings like Roger De Clare First CofE School, on a building that size, finding the source of a drip means looking well beyond the stain.

Can I check my roof myself?

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.

Leave it or get it looked at?

Patching the spot above the stain frequently doesn’t work. The real way in may be a metre or more away. An investigation finds the likely cause first, so the repair is aimed at the right place. Around Puckeridge, leaves and moss in gutters lead to overflowing water and damp walls. Dealing with the cause is simple; drying out a wall is not.
