Roof surveys for homes and businesses in Puckeridge

There are three levels of survey: Basic from £150, Standard from £250 and Premium from £400, inc. VAT. Basic is a visual inspection with photos and written recommendations. The higher packages add more checks, such as moisture detection, a structural check, thermal imaging and a drone where applicable. Each one comes with a written report. If you’ve noticed leaking gutter joints and downpipes and worn lead at chimneys and abutments, we can find out what’s behind it, on lead flashings, flat roofs and natural slate alike.

In a smaller place like Puckeridge, some roofs stand more exposed to wind and rain than in a built-up town. Ridge tiles, verges, chimney stacks and flashings take the worst of it. Checking those edges shows whether anything has begun to work loose before it lets water in. A loose ridge tile or slate gives the wind something to catch, and others soon follow.

The report records the roof as we found it on the day. That makes it useful now and a handy reference later, such as when you want to compare after future work.

How the survey works

On the day, we start by asking what you’ve noticed and what you want to find out. After that, we look at everything we can see safely, from ground level, from windows, in the loft space and by drone where applicable. The survey typically takes about 1–2 hours for most homes, depending on how many separate roofs there are. A visit to Puckeridge is planned like any other: the time, the access and where to park are agreed beforehand. Weekday and weekend visits are both possible. If there are outbuildings or garages you want looked at, mention them.

  1. You let us know the address, the type of roof and what’s worrying you.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We look at the roof from each safe vantage point outside.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. We email a report with photographs and recommendations.

What this survey can’t tell you

It helps to know what a survey won’t do before you book:

  • Structural calculations (that is a structural engineer’s job)
  • Asbestos testing of any kind
  • A full building survey of the property

If you’re not sure which survey you need, phone 07833 053749 or use the contact form and we’ll give you a straight answer before booking. What our survey covers.

Roof types and parts we check

  • Flat roofs
  • Lead flashings
  • Ridges, hips and valleys
  • The roof space
  • Natural slate
  • Clay and concrete tiles
  • Chimney stacks

Different roofs, different checks

Natural slate

Slate is common on older homes in London and South East England. Where several slates have slipped, the cause is often nail fatigue, and we say how widespread it looks.

Chimney stacks

Our chimney check is a visual inspection of the stack, and it is not a flue or gas safety check. We will tell you if the flue needs a specialist.

Common questions in Puckeridge

Does a conservation area affect roof work in Puckeridge?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Is Puckeridge within the area you cover?

Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

How long does a roof survey take?

The visit normally takes an hour or two on an ordinary house, though large, tall or awkward roofs take more time. We will give you an idea of timing when you book.

Can you inspect my roof with a drone?

Yes, where applicable and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

Do you go up on the roof?

Where it’s safe, yes. Much of the survey is done from ground level, upper windows and the roof space. On Premium, a drone is used where applicable.

What if it rains on the day?

It depends on the weather and the survey. In high wind or heavy rain, a drone cannot fly and access may not be safe, and we’d agree another day.

Can you tell me how long my roof will last?

Not as a figure. We describe the condition of each part of the roof and how it’s wearing, and we say what needs attention and how urgently.

Local roofs in Puckeridge

In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. The wider area around Puckeridge has a long history of building, with Much Hadham Palace about 3.3 miles south-east. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

Take a building like Roger De Clare First CofE School: large buildings have long gutter runs and big roofs that need checking like any other.

What we’re asked to look at in Puckeridge

What’s under the slates or tiles is as important as the coverings themselves. Breathable membranes only appeared in the UK in the late 1990s, so older roofs often have bitumen felt, and very old ones may have none. Torn or sagging felt lets water through.

Common reasons to book include:

  • Lifted, split or missing lead flashings
  • Worn or blocked valleys
  • Ponding, splits or blisters on flat roofs
  • Torn or sagging underlay

If your house is among the older ones in the streets near Church of St Mary, its roof may have old fixings, lead flashings and chimneys that need a closer look.

What to check before booking

  • Which parts of the roof they’ll actually see
  • Their insurance cover
  • Their track record with similar roofs
  • What the report includes, and whether it has photographs

What to expect from a roof survey

Why act early in Puckeridge

Roof faults rarely stay the same size. One slipped slate lets water reach the battens and underlay, and wet timber starts to decay. Catching it early means less to put right. Around Puckeridge, leaves and moss in gutters lead to overflowing water and damp walls, especially where trees overhang. Dealing with the cause is simple; drying out a wall is not.

A Basic Survey starts from £150, with VAT included. The Standard Survey starts from £250 and the Premium Survey from £400, both inc. VAT. We confirm the price for your survey before you book.
