Independent roof surveys in Barwick

Different roofs, different checks

Flat roof coverings

A felt roof frequently lasts around 15 to 20 years, EPDM rubber around 30 to 50 and GRP up to about 30. We check its condition and the signs of age.

Clay plain and peg tiles

Handmade and machine-made clay tiles are long-lasting. We check for cracked, slipped and missing tiles, and for spalling where the surface has flaked.

About our roof survey in Barwick

Three packages cover most roofs: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all including VAT. The Basic Survey gives a visual inspection, photographs and written recommendations. Standard and Premium go further, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where it applies. Every package includes a written report. We are frequently asked to look into leaning or weathered chimney stacks and gutters that overflow in heavy rain, on chimney stacks, clay and concrete tiles and the roof space.

In a small place like Barwick, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

Findings are set out part by part, from the main slopes down to the gutters and outlets. It records what’s sound as well as what isn’t.

How the survey works

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. If you have questions on the day, just ask. Somewhere as small as Barwick, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. You pick the package that suits your roof.
  2. On the day, we start by hearing what you’ve noticed.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. The report is emailed with findings and recommendations.

Advice

How we price roof surveys

Every roof is different, so prices are confirmed before you book. This is what makes a difference:

  • Commercial roofs and larger buildings
  • The roof’s overall size
  • The use of thermal imaging or a drone
  • Building height and the viewpoints available

Roof survey starts from £150, including VAT. What you pay depends on how big and how high the roof is, access and which survey you book.

Helping us price your survey

Getting the details right at the start saves time. Please include:

  • What kind of property and roof it is
  • Where water is showing inside, if it is
  • Pictures of the roof from a safe spot, if you have them
  • Why you want a survey: buying, a leak, a storm or new work

A quick phone call is typically the easiest start: call 07833 053749 or drop us an email, and we will ask about the building and what you need. You will have a price before anything is arranged.

DIY checks: what’s safe

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

For landlords and managing agents

Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. Access is agreed with the tenant beforehand.

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work.

Do you need a roof survey in Barwick?

Wherever a roof meets a wall, a chimney or another roof, a flashing keeps water out. Over time lead flashings split, lift or work loose, and mortar fillets crack away from the wall. Missing lead is not unusual either, as thieves target it.

We are often asked to look at:

  • Loose ridge or hip tiles
  • Standing water on a flat roof
  • Slates or tiles that have slipped or broken
  • Flashings that have come away from the wall

The streets around a church such as St Mary's are often among the oldest in a place, and if yours is one of the older homes nearby, its chimney, valleys and lead work are likely to be the parts that need attention first.

Questions to ask before you book

  • Whether the inside of the roof is included
  • How long the report takes to arrive
  • What insurance they carry
  • What happens after the report arrives

What to expect from a roof survey

Roofs, chimneys and gutters in Barwick

Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whichever you have, the details that tend to fail before the covering itself get the closest look. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.

For landlords with property near Ware station, a dated record of the roof is useful when planning maintenance across a let. Much Hadham Palace, about 2.9 miles east, is one of the historic houses in the wider area around Barwick. If your house is among the older ones, the roof may have been repaired many times, and the survey records how each part is holding up.

Barwick questions

Do you cover smaller places like Barwick?

Yes, we do. Our area covers London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.

Does a conservation area affect roof work in Barwick?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

I live in a flat. Can you survey the roof?

Yes. Shared roofs just need a little more planning, with whoever owns or manages the building. Tell us about it when booking and we will plan the survey around it.

Does someone need to be in?

It depends on what we need to see. For inside areas and the loft space, someone has to give us access.

Does a roof survey replace a structural engineer?

No. If we see signs that need an engineer, such as serious sagging, we’ll say so. Our survey is not a structural engineer’s report.

Do you inspect the roof from on top?

Where it is safe, yes. Much of the survey is done from ground level, upper windows and the roof space. The Premium Survey adds a drone where applicable.

How quickly will I get the report?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Each report includes photographs.
