- Damp around chimneys and parapets
Thermal roof surveys for homes and businesses in Barwick
Thermal imaging can also show where a roof is losing heat. Missing or slipped insulation and gaps at the eaves often show up as temperature differences. The difference shows most clearly when it is warm inside and cold outside. Our report points out what the images suggest and where to look more closely. We don’t give energy ratings or heat loss calculations. Typical surveys look at damp patches with no obvious cause and damp around chimneys and parapets, on commercial roofs, loft conversions and ceilings below the roof.
In a small place like Barwick, open ground can mean strong wind. A small drone cannot fly safely in strong wind or a downpour, and thermal imaging works best with little wind. We plan the journey, access and timing around the weather. If the day turns windy or wet, the visit can be moved.
The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

What we are asked to look at in Barwick
Not every roof problem shows on the surface. Trapped moisture, missing insulation and hidden heat loss are three examples. Thermal imaging gives us another way to look for them.
Problems we come across frequently include:
- Ceilings that feel colder in places
- Wet insulation beneath the membrane
- Water getting in at parapets and stacks
- Gaps in loft insulation
If your home is one of the older ones in the streets near St Mary's, older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help.
Choosing a roof surveyor
- Whether the loft is part of the inspection
- What the report includes, and whether it has photographs
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- Which parts of the roof they’ll actually see
What a thermal roof survey looks like in Barwick
Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, and flat-roofed additions turn up almost everywhere. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these. About 2.9 miles east lies Much Hadham Palace, a reminder of how long the area around Barwick has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

What we can’t see
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- An energy rating for the building
- A structural engineer’s assessment
- The condition of timbers we can’t see
Not sure which survey suits your roof? You can phone 07833 053749 or email us and we’ll tell you before you book. What a survey covers and does not.

Questions from Barwick
Will you come out to Barwick?
Yes, we do. We survey roofs across London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.
Do you carry out roof surveys in Barwick?
We do. Every survey there gets the same written report with photographs.
What’s in the report?
It explains what we saw, what it means and what we’d suggest, with photos throughout. Anything we couldn’t see safely is noted too.
Does this replace a RICS home survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
Is it a structural engineer’s report?
No. Visible signs like deflection or sagging are recorded, but we do not provide calculations or an engineer’s opinion. The report will say if you need an engineer.
Does thermal imaging work on slate and tile roofs?
It can show heat loss and some damp, but it has more limits there. Our report is clear about what can be read from them, and back them up with a visual inspection and moisture readings.
Can a thermal camera see water?
Not directly. It shows surface temperature, and wet areas can show up because they hold heat differently. That is why we check any patterns with moisture readings.
Different roofs, different checks
Pitched slate and tile roofs
Even on pitched roofs, the camera can point to heat loss and some damp. The report explains what the images can tell you and what they can’t.
GRP fibreglass roofs
Cracks in GRP can let water into the boards beneath. We combine a visual check of cracks with the thermal images around them.
What happens if roof problems are left?
Buyers get extra information from thermal images that the eye can miss. Hidden problems found before exchange can be raised with the seller or agent. Older cottages and farmhouses around Barwick can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it’s left.

The survey, step by step
The visit has one job: to look at the roof as closely as is safe and record what we find. Notes and photographs go into the written report. The visit typically takes roughly 1–2 hours at a typical home; commercial roofs usually need 3–4 hours. Older rural homes like those around Barwick can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen, and anything we can’t see is noted.
- We go through the roof, the problem and the weather expected on the day.
- We look over the roof from wherever it’s safe.
- We take thermal images of the roof and of the loft where we can reach it.
- Patterns that stand out are checked with moisture readings.
- The report pairs each thermal image with a photo and explains what it suggests.
Before the survey
- Unlock side gates and any roof access doors
- Make sure pets are kept safely away
- Note where any stains or damp appear
