Roof survey in Colliers End

A roof survey tells you what condition your roof is in, before small faults become big ones. We look at the coverings, the ridges and hips, the valleys and flashings, the chimneys and the gutters, and the roof space where there’s safe access. You get a written report with photos and recommendations. Where it’s relevant, the recommendations are prioritised by urgency. If you’ve noticed slipped, cracked or missing slates and tiles and worn lead at chimneys and abutments, a survey will tell you what’s going on, whatever the roof.

Village roofs frequently face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are frequently where weather gets in first.

The report records the roof as we found it on the day. That makes it useful now and a handy reference later.

Can I check my roof myself?

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Practical tips

Small things make a difference, both for the survey and for the roof itself. Some pointers:

  • Keep a record of damp patches and dates
  • Watch for slipped slates after bad weather
  • Let us know about past leaks
  • Have details of recent roof work to hand

File the report with your other home documents. It’s a useful baseline for future surveys, and it can help when you sell.

Do not block the vents at the eaves. A stuffy loft collects condensation, and it can wet timbers and insulation. Keep insulation clear of eaves vents.

Different roofs, different checks

Natural slate

Slate is one of the most durable roof coverings, yet the nails holding it often fail long before the slate. We check for slipped, cracked and missing slates, and for clips that show past repairs.

Flat roof coverings

Repeated coatings can hide what’s underneath. If the covering would need opening up to know more, we say so.

How it works

Safety comes first on every visit. We inspect what can safely be seen, and if part of the roof cannot be seen, the report says so. The survey usually takes between one and two hours on an ordinary house, or half a day or so for a commercial building. Somewhere like Colliers End needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect everything that’s safely in view, inside and out.

  1. You let us know the address, the type of roof and what’s worrying you.
  2. We agree a date, including weekends if that suits you.
  3. Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. We email a photo-illustrated written report and recommendations.

Getting ready for the survey

  • Have any questions written down, so nothing gets missed
  • Have any paperwork from past roof work to hand
  • If the roof is shared, arrange access with whoever manages the building

How to book

Most bookings start with a short call: phone 07833 053749 or send us an email, and we’ll ask about the building and what you need. The price is agreed before a date is set.

Advice

How we price roof surveys

What a survey costs depends on the time and equipment it needs. The main factors are:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • Whether it is a home or a commercial building
  • The roof’s overall size
  • Building height and the viewpoints available

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You’ll know the figure before booking.

Helping us price your survey

If you can, have these to hand when you contact us:

  • Any deadline, like an exchange date
  • Why you want a survey: buying, a leak, a storm or new work
  • Where water is showing inside, if it is
  • How the loft is reached, if there is one

We survey roofs on weekdays, Saturdays and Sundays. To find a date that works for you, phone 07833 053749 or email us.

Surveys for landlords and agents in Colliers End

Letting agents can arrange access with tenants. We survey seven days a week, which helps when tenants work during the week.

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.

What a roof survey looks like in Colliers End

Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, with flat-roofed extensions, dormers and garages common everywhere. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

For an older house near a landmark like St Mary's, its chimney, valleys and lead work are likely to be the parts that need attention first. If you look after a building such as Ralph Sadleir Middle School, large buildings have long gutter runs and big roofs that need checking like any other. With Much Hadham Palace about 3.7 miles east, the area around Colliers End has a long history. If your house is among the older ones, the roof may have been repaired many times, and the survey records how each part is holding up.

Colliers End questions

Do you cover smaller places like Colliers End?

Yes, smaller places are covered as well as towns. We work right across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Can a landlord with a rental near Ware station book a roof survey?

Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

How long will you be at the property?

On site, it normally takes roughly 1–2 hours for most houses, and longer for a large or complex roof. Report times depend on the package.

I live in a flat. Can you survey the roof?

Yes, once whoever controls the roof agrees access. We check the parts we are given access to, and the report makes that clear.

Do you look in the roof space?

Yes, where the survey calls for it and there is safe access. We look for staining, damp, daylight and signs of movement, as far as the space allows.

Are you insured?

Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.

Do I need to be at home?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when you book.
