Landlord roof surveys around Hadham Cross

In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, with flat-roofed extensions, dormers and garages common everywhere. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Much Hadham Palace, about 0.8 miles north-east, is one of the historic houses in the wider area around Hadham Cross. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

If you live in an older home near Church of St Thomas, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you own a rental within reach of Bishops Stortford station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Take a building like St Andrew's CofE Primary School and Nursery: a written record of a large roof helps plan work for the holidays rather than in term time.

Hadham Cross is about 4 miles west of Bishop's Stortford, in Hertfordshire. Hadham Cross is one of many places we visit across Hertfordshire. Our Hertfordshire coverage includes Hadham Cross. There is also a page for Chelmsford.

Landlord roof surveys for homes and businesses in Hadham Cross

Getting into every part of a building takes planning. The roof space and certain flats may need to be opened up for us, so tenants or leaseholders need notice. Your agent or you arrange access and we will say what we need when booking. Where we can’t get into part of the building, the report says so. We survey rented houses, shared roofs and converted houses, and people most often book us about leaks into upper flats and mortar falling from ridges and verges.

Older buildings in small places like Hadham Cross may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.

Where we cannot see part of the let or shared roof, the report says so. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

What we look for on each type of roof

Pitched roofs on houses and blocks

Most let houses and many blocks have pitched roofs of slate or tiles. We check coverings, ridges, hips, valleys and flashings as far as can safely be seen.

Flat roofs on blocks and rear additions

Flat roof outlets frequently clog leaving water standing. They’re checked during the survey.

Can I check my roof myself?

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey, using safe viewpoints and a drone where applicable.

Honest limits

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Whether materials contain asbestos (a specialist asbestos surveyor’s job)
  • Structural calculations or an engineer’s report
  • A full building survey of every part of the property

If in doubt, ring 07833 053749 or send us an email and we will point you to the right survey. The full list of what we check.

What this survey covers

  • Shared roofs
  • Flat roofs on blocks
  • Gutters and downpipes
  • Rented houses
  • Blocks of flats
  • Converted houses

What happens on the day

There isn’t much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll take it from there. The survey itself takes about one to two hours for most houses, though large, tall or awkward roofs take more time. Somewhere as small as Hadham Cross, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. First, we confirm the roofs and areas to be surveyed.
  2. You or your agent arrange access to the loft space and any flats we need to enter.
  3. Each roof is checked as far as it can safely be seen, including from inside where possible.
  4. Defects are photographed and their urgency noted.
  5. The report sets out condition and recommendations to help you plan.

Before the survey

  • Move anything stored under the loft hatch
  • Have keys ready for side gates, garages or roof access doors
  • Note where any stains or damp appear

How to book

Hadham Cross questions

Is Hadham Cross within the area you cover?

Yes, we do. We work right across London and the South East, and smaller places are part of that. The journey is planned ahead, so it’s useful to know about access.

Does a conservation area affect roof work in Hadham Cross?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Is a landlord roof survey the same as a full building survey?

No. Our survey covers the roof and its parts, not the whole property. It’s not a RICS Level 2 or 3 survey or a structural engineer’s report.

Can your report tell us who pays for the roof work?

No, we don’t advise on leases, so ask your managing agent or a solicitor. We report on the roof’s condition and what needs attention.

Will you check the loft?

If it’s needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement.

I live in a flat. Can you survey the roof?

Yes, as long as access is agreed. The roof of a block or converted house is frequently shared, so the freeholder or managing agent needs to agree access. We inspect only the parts we are allowed to reach.

Is the report suitable for a maintenance plan?

Yes, many agents and freeholders use it that way. A repeat survey later shows how the roof has changed, which suits a rolling plan.

Prices for landlord roof surveys in Hadham Cross

Several things affect the price of a survey:

  • The height of the building and how the roof can be seen safely
  • The number of roofs, including extensions and garages
  • The type of building, from a house to a block or an office
  • The use of thermal imaging or a drone

Every price we give includes VAT. Prices start from £150, including VAT. We confirm the price for your roof before booking.
