About our flat roof survey in Rush Green
Each flat roof is looked at from the safest viewpoints we have: from the roof itself where that is safe, from windows and nearby vantage points, and from inside where there’s access. Fragile rooflights and fragile sheets are never walked on. If part of the roof can’t be seen or reached safely, the report says so, so you know exactly what was covered. We survey upstands and outlets, EPDM rubber and GRP fibreglass, and people most often book us about edge trims that have lifted or split and outlets that hold water back.
In a small place like Rush Green, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Felt roofs, which often last around 15–20 years, normally show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.
Every survey ends with a written report, with photographs, emailed to you. It sets out the condition of the flat roof, any defects and our written recommendations.

Checking the roof from the ground
During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

How the survey changes by roof type
EPDM rubber
An EPDM rubber roof is usually one large sheet, bonded to the deck. The survey looks at laps, edge trims, corners and signs of puncture.
Felt and built-up roofs
Built-up felt is one of the most common flat roof coverings on extensions, garages and dormers. We look for blistering, cracking, split laps and worn mineral surfacing.
Flat roofs in Rush Green
The wider area around Rush Green has a long history of building, with Knebworth House about 2.1 miles south-east. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, and flat-roofed additions turn up almost everywhere. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.
Landlords with a home close to Stevenage station may find that the flat roof over a let home is worth a look before it becomes a tenant complaint. If you look after a building like The Thomas Alleyne School, a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail.

What affects the cost of flat roof surveys
Not every roof costs the same to survey, and it comes down to:
- Features like valleys, chimneys, dormers and parapets
- Extra roofs, like extensions, dormers or garages
- How big the roof is
- Commercial roofs and larger buildings
Every price we give includes VAT, and the written report is part of the package. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.
Helping us price your survey
Getting the details right at the start saves time. Please include:
- The type of building and roof, such as pitched or flat
- Pictures from the garden or a window, if you have them
- Your postcode, so we can check access and travel
- Where water is showing inside, if it is
You can call us seven days a week, including Saturdays and Sundays. To book or ask a question, ring 07833 053749 or use the contact form.
Before and after the survey
These tips come from what we see on roofs every week, before and after a survey:
- Note where water lies after a downpour
- Have the roof looked at again after a severe storm
- Keep people off the roof unless they need to be there
- Clear roof outlets and gutters each autumn
Questions about the findings are always welcome. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation, giving you a chance to go through what we found.
Keep foot traffic on a flat roof to a minimum. If access is needed, boards or walkways help protect the covering, and to keep well clear of rooflights and fragile sheeting.

Can you survey at the weekend?
Visits run seven days a week in the daytime. Let us know your preferred days when booking.
How long does the survey take?
It typically takes between one and two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. The written report follows by email.
How soon will I get the report?
It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.
Will this cover the whole house?
No. It’s a survey of the flat roof. It is not a RICS Level 2 or 3 survey of the whole building, and it isn’t a structural engineer’s report. Many buyers use it alongside a building survey.
What happens on the day
We do not take risks to get a closer look. Everything that can be seen safely is inspected, and anything we cannot see is noted in the report. The survey typically takes an hour or two for a small flat roof at home, and longer for a large commercial one. Older rural homes like those around Rush Green can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.
- We start with the address and, on larger roofs, the roof area and access.
- We check the rooms or spaces under the roof for staining where there’s access.
- We view the roof from safe positions and never walk on fragile surfaces.
- We record every defect with a photo and its likely cause.
- You get a report setting out the condition and our recommendations, in order of urgency.
How to prepare
- Keep pets inside or away from the areas we are looking at
- Make a note of anything you’d like us to look at
- If the roof is shared, arrange access with whoever manages the building
