How a landlord roof survey works in Rush Green
Some landlords book a survey when they buy a property to let, or after a tenant reports a leak. Others want a regular survey for a rolling maintenance plan. The report is laid out the same way whatever the reason with photographs and recommendations. We survey on weekdays and at weekends which can help when arranging access with residents. We survey shared roofs, flat roofs on blocks and blocks of flats, and the problems we are asked to look at most are damaged pots and flaunching and flashings that have come away.
In a small place like Rush Green, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.
What you get is a clear record of the let or shared roof on the day we saw it. It is useful right away, and a good reference for later.

Prices for landlord roof surveys in Rush Green
All our prices include VAT. What changes the price is:
- Chimneys, valleys, parapets and other details
- The number of roofs, including extensions and garages
- Roof area
- Commercial roofs and larger buildings
The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Landlord roof survey starts from £150, including VAT.
Booking your survey
Before you get in touch, it helps to have:
- The type of building and roof, like pitched or flat
- Your postcode, so we can check access and travel
- Any deadline, like an exchange date
- Any stains, drips or damp patches you’ve seen indoors
Buyers should book once an offer has been accepted, so there is time to use the report before exchange. Otherwise, simply phone 07833 053749 or send us an email whenever suits you.
The survey, step by step
Where it is relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey normally takes about 1–2 hours for most houses, rising to roughly 3–4 hours on a commercial building. Older roofs in small places like Rush Green can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- We start by agreeing the scope, roof by roof.
- You or your agent arrange access to the roof space and any flats we need to enter.
- Each roof is checked as far as it can safely be seen, including from inside where possible.
- Defects are photographed and their urgency noted.
- You get a written condition report to help plan maintenance.
Before the survey
- Let us know about parking before the day
- For flats, make sure roof access has been agreed
- Buyers: confirm access with the estate agent or seller

Your questions about landlord roof surveys in Rush Green
Is my home in Rush Green listed or in a conservation area?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Will you come out to Rush Green?
Yes, Rush Green is covered. We survey roofs across London and South East England, from towns to the smallest villages. Longer journeys are simply planned ahead of time.
Do you need to get into the loft?
If the survey needs it and the loft space can be reached safely, yes. A clear path to the hatch helps, and if the loft cannot be reached safely, the report says so.
Who typically books a landlord or block roof survey?
It suits anyone responsible for a let or shared roof: private landlords, letting and managing agents, freeholders and RTM companies.
How experienced are you?
More than 5,000 surveys over 20+ years, across London and South East England.
I live in a flat. Can you survey the roof?
Yes, once access has been agreed. Roofs over flats are often shared, so the freeholder or managing agent needs to agree access. We inspect only the parts we’re allowed to reach.
Can your report let us know who pays for the roof work?
No, we don’t advise on leases, so ask your managing agent or a solicitor. We report on the roof’s condition and what needs attention.
What we cannot see
A survey is a close look at the let or shared roof, but it can’t do everything. The main limits are:
- Responsibility under a lease
- Parts of the roof we cannot safely see or access
- Confirming asbestos in older roof materials
Not sure which survey suits your roof? You can phone 07833 053749 or email us and we will tell you before you book. What a survey covers and doesn’t.
What this survey covers
- Blocks of flats
- Rented houses
- Gutters and downpipes
- Shared roofs
- Converted houses
- Flat roofs on blocks
Landlord roof surveys in Rush Green: local notes
About 2.1 miles south-east lies Knebworth House, a reminder of how long the area around Rush Green has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
If you let a flat or house near Stevenage station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

DIY checks: what’s safe
Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.

When to book a survey in Rush Green
Agents and freeholders have budgets to set. Without a recent survey, it’s hard to know what the roof needs and how soon.
It’s worth booking a survey if you’ve seen:
- Ponding or splits on flat roofs
- Leaking joints at party walls
- Blocked gutters over flats
- Leaks into upper flats
Take a building like The Thomas Alleyne School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
Before you book any roof surveyor
- How much experience they have with roofs like yours
- Whether they hold professional indemnity and public liability insurance
- What follow-up you get after the report
- Whether the roof space is looked at, where there is one
Leave it or get it looked at?
Quotes from contractors set out the work they want to carry out. A survey gives you an independent view of the roof before you commission work, so you can compare quotes on the same basis. Around Rush Green, older homes frequently have old roof timbers, where water from a failed roof can cause rot if it’s left.
Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We will give you the figure before anything is booked.
