Rush Green questions

Is Rush Green within the area you cover?

Yes. Rush Green is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Just mention lanes, gates or anything else about the route when you book.

Are there drone restrictions around Rush Green?

It depends on the exact address and the weather on the day. The flight restriction zone around Luton Airport comes within about 2 miles of Rush Green. The exact boundary is checked for each address before any flight, and a roof inside it needs permission before we fly. Strong wind or a downpour also stops a small drone flying.

Do you go up on the roof?

Only where it’s safe to do so. Much of the inspection is done from the ground, from windows and from the roof space. The Premium Survey adds a drone inspection where applicable.

Can I use the report to negotiate on price?

Yes. Buyers use the findings to ask questions, ask for repairs before completion or ask for a price change. The outcome is between you and the seller, so we cannot promise any saving.

Is your roof survey a RICS survey?

No. We survey the roof, not the whole building, and it isn’t a RICS home survey. It works alongside a home survey.

Can you survey in bad weather?

It can, depending on the survey. Drones can’t fly safely in strong wind or heavy rain, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions aren’t right, we will talk to you about another date.

What insurance do you have?

Our cover is professional indemnity plus public liability, and details are available on request.

Pre-purchase roof survey in Rush Green

A RICS Level 2 or Level 3 survey covers the whole building, so the roof is one item among many. We do not offer a RICS home survey, and ours is not a substitute for one. It adds a focused look at the roof on its own, with photos of what we find and written recommendations. The two sit side by side. We survey the roof space, clay and concrete tiles and flat-roofed extensions and dormers, and people most often book us about roof slopes that look uneven or sagging and blistered or split felt on a flat roof.

Somewhere as small as Rush Green, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Whether you are buying or have just had a roof replaced, each material has its own checks, and thatch is a specialist material, so we report on what can be seen. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.

We write the report in plain English, so you do not need to be a roofer to follow it. Each point is backed by a photo where possible.

What we look for on each type of roof

Clay and concrete tiles

Older homes in the South East frequently have handmade clay tiles, including Kent peg tiles on some. Where pegs have rotted, tiles can slip.

Natural slate

Slate is common on Victorian and Edwardian houses. We look for slates that have slid, cracked or gone, and for clips or tingles that show past repairs.

Prices for pre-purchase roof surveys in Rush Green

To price your survey, we look at:

  • Whether thermal imaging or a drone is needed
  • The shape of the roof and its details
  • How many separate roofs there are, such as extensions, dormers and garages
  • Whether it is a home or a commercial building

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.

What we need to know

We’ll normally ask about:

  • Access details, like a loft hatch or a shared roof
  • Pictures of the roof from a safe spot, if you have them
  • Any stains, drips or damp patches you’ve seen indoors
  • The address and postcode of the property

Most bookings start with a short call: phone 07833 053749 or use the contact form and we’ll ask a few questions about the roof. You’ll have a price before anything is arranged.

When to book a survey in Rush Green

Flat roofs turn up on extensions, dormers, porches and garages. A felt roof often lasts around 15 to 20 years, and ponding, blisters and splits are common signs of age. A buyer can easily miss them, because many can only be seen from an upstairs window.

A survey can pick up problems such as:

  • Chimney mortar that has eroded
  • Old water stains in the loft space
  • Gutters choked with leaves and moss
  • Patch repairs that may hide an ongoing problem

If you let a flat or house near Stevenage station, a roof report gives you a clear picture before you buy or settle up with a roofer.

Before you book any roof surveyor

  • Which viewpoints they use to see the roof
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • How long they’ve been surveying roofs
  • Whether the inside of the roof is included

What a roof survey includes

What we do, step by step

On the day, we start by asking what you’ve noticed and what you’d like to know. After that, we check everything we can see safely. Most surveys take an hour or two for most houses, though large, tall or awkward roofs take more time. In a small place like Rush Green, access is typically the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. You choose a Basic, Standard or Premium Survey to suit the home you’re buying.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

Getting ready for the survey

  • Mention any parking restrictions on your street
  • Clear the way to the loft hatch
  • Find any records of previous roof work

Arrange a survey

To arrange a survey, phone 07833 053749 or email us and let us know the address and what’s prompted the survey. You’ll know the price before anything is booked.

Related advice

Should I look at the roof myself first?

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we look at the roof.

Rented homes, blocks and businesses

An agent can book and manage the survey for a landlord, and the report can go to both. Access is agreed with the tenant ahead of time.

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on.
