Ashridge Flat Roof Survey
Not sure what state the flat roof is in? We carry out flat roof surveys in Ashridge and across Hertfordshire, with plain-English findings.
- Blistering in felt or asphalt
- Dips that suggest the deck is deflecting
- Outlets that hold water back
What a flat roof survey doesn’t cover
Some things can’t be seen without opening up the roof, so a survey has limits:
- Whether the deck or joists are strong enough
- The condition of the deck or insulation hidden under the covering
- Asbestos testing, which needs a specialist asbestos surveyor
If you’re not sure which survey you need, ring 07833 053749 or use the contact form and we will give you a straight answer before booking. What our survey covers.

Flat roof survey in Ashridge
If the house you’re buying has a flat roof on an extension, dormer or garage, it’s worth knowing its condition before exchange. Many felt roofs need renewing after around 15 to 20 years, and EPDM and GRP frequently go on for longer. Our report records the covering, how it’s holding up and any defects we can see, with photographs of each. That gives you facts to raise with the seller or agent. We survey GRP fibreglass, upstands and outlets and single-ply membranes, and the problems we are asked to look at most are signs of deflection in the roof deck and cracked or split membrane.
Older buildings in small places like Ashridge may be listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. Check with the council before planning any change of material. Knowing the roof’s condition is the starting point. Changes that affect a listed building’s special interest need listed building consent.
The report records the flat roof as we found it on the day. It’s useful right away, and a good reference for later, like when you want to compare after future work.

How the survey works
Safety comes first on every visit. Everything that can safely be seen is inspected, and anything we can’t see is noted in the report. The survey typically takes roughly 1–2 hours at a typical home, while a commercial roof takes nearer three to four hours. Around Ashridge, older homes can have small or awkward roof spaces, so it is useful to know whether there is a loft hatch and how easy it is to reach. We only go where it’s safe.
- We start with the address and, on larger roofs, the roof area and access.
- Inside, we look for signs of water under the roof where we can reach.
- The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
- We record every defect with a photo and its likely cause.
- You get a report setting out the condition and our recommendations, in order of urgency.
Before we arrive
- Unlock side gates and any roof access doors
- Agree roof access with the managing agent if it is shared
- Let us know about any leaks, stains or damp patches you know of

Advice
Why act early in Ashridge
Flat roofs can’t typically be seen from the street, so they’re often overlooked. Owners frequently learn the roof is at the end of its life only when it leaks. A survey every few years stops that from catching you out. Outbuildings and barns around Ashridge are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.

Common questions in Ashridge
Do you carry out roof surveys in Ashridge?
Yes, Ashridge is one of the places we work. Every survey there gets the same written report with photographs.
How do I find out if my home in Ashridge is listed?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
How fast do I get the report?
Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, such as an exchange date, tell us when booking.
What does the report include?
It sets out what we found, why it matters and what we recommend, backed by photographs. It also says if any part of the roof couldn’t be seen safely.
Is ponding on a flat roof a problem?
Standing water a day or two after rain normally needs attention. It could be the outlets, the falls or a deflecting deck. The survey looks at each and records the likely cause.
Does the survey cover asbestos?
We don’t test for asbestos. Where a roof has materials that might contain asbestos, such as old cement sheeting, the report flags them and recommend a specialist asbestos surveyor.
Will you check the loft?
If there is a loft and safe access to it, yes. The loft space can show things the outside can’t, such as damp timbers, staining or daylight.
What we are asked to look at in Ashridge
A buyer’s general survey often recommends a closer look at a flat roof. Building owners and managing agents book to plan maintenance, or before a sale or a new lease. In each case, the report gives a written, photographed record of the roof’s condition.
Typical things we are asked to look at include:
- Standing water left after rain
- Blisters and bubbles in the covering
- Splits, cracks and crazing
- Signs of deflection in the roof deck
Whatever the street in Ashridge, a roof costs least to look after when faults are caught early.
Before booking any roof surveyor
- What the report includes, and whether it has photos
- Whether VAT is in the quoted price
- How soon the report will arrive
- Will they check the loft as well as the outside?

Can I check my roof myself?
During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
Local flat roofs in Ashridge
Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent.
If you own a rental within reach of Berkhamsted station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

Before and after the survey
Most of what helps is simple and safe from ground level. A few suggestions:
- Keep records of when the roof was laid and what work has been done
- Keep clear of rooflights and fragile roof sheets
- Note where water lies after a downpour
- Plan a survey before the covering reaches the end of its usual life
The report is emailed to you, ready to share with a roofer, the seller or a managing agent. Each defect is described in plain words and shown in a photo, so others can follow it without going up to look.
Check the roof from a window after a downpour. If water is still there a day or two later, have it checked.
