Gutter surveys for homes and businesses in Ashridge

Most blocked gutters are full of leaves, moss or silt. Homes close to trees fill their gutters faster and moss from the roof slopes makes it worse. We note where gutters are clogged or holding water, which outlets and hoppers are choked and whether any overflows are doing their job. The photographs show you exactly what we found. Blocked gutters are easy to put off but it rarely improves. If you are worried about sagging gutters and loose brackets and leaks at the gutter joints, we can find out what’s behind it, whatever the roof.

Village roofs frequently face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

The report records the gutter as we found it on the day. That makes it useful now and a handy reference later, for instance when you want to check whether anything has changed.

Rented homes, blocks and businesses

Letting agents can arrange access with tenants, at a time agreed in advance. We survey seven days a week, which can make access easier.

Businesses and commercial landlords can book us too, from shops and offices to industrial units. Larger roofs take longer.

What we do, step by step

When we arrive, we start by asking what you’ve noticed and what you need to know. We then inspect everything that can be seen safely, from ground level, from windows, in the roof space and by drone where applicable. The survey typically takes between one and two hours at a house, depending on how many gutter runs and downpipes there are. Around Ashridge, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. We only go where it’s safe.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. The eaves gutters, downpipes and fascias are checked from ground level and windows.
  3. We check hidden gutters as far as safe access allows.
  4. Where it is safe, we check the loft for signs of water.
  5. You receive a report with photos and recommendations.

Before the survey

Gutter surveys in Ashridge: local notes

Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, and flat-roofed additions turn up almost everywhere. Whichever you have, the details that tend to fail before the covering itself get the closest look. What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand, ideally before any re-roofing is planned.

Leave it or get it looked at?

A written report gives you a dated record of the gutters’ condition, which helps when you plan work or brief a contractor. Without one, it is guesswork from ground level. Where a roof is exposed, as many are in small places like Ashridge, driving rain gets into any weakness, and damp in older walls is slow to dry out.

A Basic Survey starts from £150, inc. VAT. Standard is from £250 and Premium from £400, both with VAT included. We confirm the price for the job before booking.

Can I check my roof myself?

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we check the roof.

What we look for on each type of roof

Lead-lined valley and parapet gutters

Some older roofs have a central valley running to the back and if it blocks, water can come indoors. We check it where it is safe to see.

Fascias and soffits

Overflowing water stains soffits and rots timber. They’re looked at as part of the survey.
