New roof snagging in Ashridge: what you get
Our inspection covers the slates or tiles, ridges, verges, hips and valleys, along with the flashings and ventilation. We check the underlay at the eaves where it’s visible, and we look at the gutters too. The report sets out what we found with photos. We also note debris left behind and any damage to other parts of the building. If you’re worried about flashings not properly dressed or fixed and gutters or fascias damaged during the job, a survey will tell you what’s going on, on new flat roofs, new-build homes and replacement roofs alike.
Some older homes in villages like Ashridge are listed or sit in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. For a buyer or someone with a newly finished roof, it is worth knowing which applies. England has around 10,000 conservation areas and about 500,000 listed buildings.
The report works through the roof section by section, from the coverings down to the gutters, each with a short note and a photograph. You will see the good as well as the bad.

Do you need new roof snagging in Ashridge?
Owners often get in touch when the finish looks uneven or a leak appears. Others just want an independent check before paying before signing off the job.
Typical things we’re asked to look at include:
- Tiles or slates sitting out of line
- Underlay ending short at the eaves
- Untidy or loose verge details
- Gaps at new flashings
If you own a rental within reach of Berkhamsted station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

Practical tips
A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:
- Check lower roofs and walls after scaffolding comes down
- Tell your roofer the work will be inspected
- Watch for gutters overflowing in rain
- Check before your warranty period ends
Once the work is finished, check the ceilings and loft after the next downpour. Raise any new signs of water with your roofer promptly.
Agree the snagging inspection with your roofer before the job starts. It sets clear expectations and leaves time for snags to be fixed.
Questions from Ashridge
Does a conservation area affect roof work in Ashridge?
Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.
Do you carry out roof surveys in Ashridge?
We do. The survey and report are the same in Ashridge as anywhere else, and visits run on weekdays and weekends.
Are you insured?
Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.
How much time does a snagging visit need?
A visit usually takes about 1–2 hours at most homes, though large, tall or awkward roofs take more time. We will give you an idea when booking.
Will you fly a drone over my roof?
Where it helps and it is safe, yes. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We are a CAA-registered drone operator.
Does this replace a RICS home survey?
No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.
Do you test for asbestos?
No. We don’t carry out asbestos surveys or testing. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings.
What we do, step by step
When we arrive, we begin with a quick chat about the roof and anything that is worrying you. After that, we look at everything we can see safely. The survey normally takes about 1–2 hours for most houses, though large, tall or awkward roofs take more time. Older rural homes like those around Ashridge can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely.
- We start with what the roofer did and when they finished.
- The new coverings and roof edges are inspected as far as can be seen safely.
- We look at valleys, flashings, gutters and the underlay at the eaves.
- The loft space and the rest of the property are checked for problems.
- You get a photo report of each snag.
Before the survey
- Let us know about parking near the property
- If it isn’t your property yet, arrange access through the agent
- Check pets are kept safely away

Ashridge homes and their roofs
What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.
Around Ashridge, as everywhere, small roof faults are simplest to sort before they let water in.

Checking the roof from ground level
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That’s where a survey comes in, using safe viewpoints and a drone where applicable.
Surveys for landlords and agents in Ashridge
If you own several properties, surveys can be booked for more than one address. To arrange surveys for several addresses, call 07833 053749 or send us an email with the addresses.
Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.
