About our new roof snagging in Potten End
People book us after having a roof replaced or re-covered, and buyers of new-build homes sometimes want the roof checked. We inspect each roof as far as safe access allows, from ground level, vantage points, the roof space and the roof where safe. You then get a written report with photos to share with your roofer. Typical surveys look at offcuts and broken tiles left behind and untidy or loose verge details, across flashings and valleys, replacement roofs and ridges and verges.
Being in a small place like Potten End makes no difference to the inspection itself: it just means planning the journey and access beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at when you book, so the visit can be planned around them. Whether you’re buying or checking new work, the same care goes into it. Visits can be booked on any day of the week.
How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Potten End homes and their roofs
Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, and flat-roofed additions turn up almost everywhere. Whether you are buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council.
If your house is among the older ones in the streets near Church of the Holy Trinity, a survey will show how the roof has been repaired before, which helps you judge what’s coming. For landlords with property near Berkhamsted station, it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

Potten End questions
Is Potten End in the area you cover?
Yes, Potten End is one of the places we work. Every survey there gets the same written report with photographs.
How do I find out if my home in Potten End is listed?
The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.
What’s the best way to book?
Simply ring 07833 053749 or send us an email with the address. We will ask a few questions, confirm the price and agree a date, weekday or weekend.
Do you look in the loft space?
Yes, where the survey calls for it and there’s safe access. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.
What if it rains on the day?
It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions are not right, we will talk to you about another date.
Do you check new-build roofs?
Yes, new-build roofs are checked in the same way as replacement roofs. You get a photo report of any snags to raise with the builder.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.
Landlord and commercial surveys in Potten End
Where a roof is shared: we need access agreed with the freeholder or managing agent. Let us know about it as you book and we’ll plan the visit with that in mind.
If the property is let, the agent or a tenant can let us in, at a time agreed beforehand. Surveys run on any day of the week, which helps when tenants work during the week.
Tips that help
Small things make a difference. Some pointers:
- Check ceilings and the loft after heavy rain
- Check lower roofs and walls after scaffolding comes down
- Send the snagging report to your roofer
- Book snagging before the final payment
The report gives your roofer a clear list to work through. If there’s a dispute, it is between you and your roofer or builder, and our part is to report what we see.
Note the end date of any defects or warranty period. Arrange an inspection in good time so snags can be raised.
What we can’t see
A survey is a careful look at the new roof, but it can’t do everything. The main limits are:
- Legal advice on your contract
- Parts of the roof we can’t see safely
- Whether the roof will leak in future
If in doubt, phone 07833 053749 or email us and we will point you to the right survey. The full list of what we check.
What this survey covers
- Replacement roofs
- Ridges and verges
- New flat roofs
- Loft conversions and dormers
- New-build homes
- Flashings and valleys
Should I look at the roof myself first?
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.

Underlay and ventilation
The underlay should be dressed into the gutter at the eaves to carry water off. We check it where it is visible.
Slate roofs
Good natural slate is very long-lasting, so the laying matters. Cracked, slipped or uneven slates are noted.
What we do, step by step
We will ask a few questions first, such as when any problem began and what work has been done before. Then the inspection itself takes about 1–2 hours for a typical new house roof, longer where the roof is large or complicated. Cottages and farmhouses around Potten End often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.
- We agree what to focus on, like a payment date or a warranty period ending.
- The roof is inspected from the ground, vantage points and the roof where safe.
- We work through ridges, verges, valleys and flashings.
- Debris and damage to other parts are recorded.
- You receive a report to share with your roofer.
How to prepare
- Jot down any questions you want answered
- For flats, check roof access has been agreed
- Check pets are kept safely away
