Questions from Ashridge

Do you cover smaller places like Ashridge?

Yes. Ashridge is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

How do I find out if my home in Ashridge is listed?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Will you climb onto the roof?

Only where it’s safe. Many roofs can be seen well from windows, vantage points and the loft.

How quickly will I get the report?

It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. Tell us your exchange date and we will help you choose.

Can I use the report to negotiate on price?

Yes. You might ask for work to be done, ask questions or ask for a change to the price. What the seller agrees to is their decision, so we cannot promise any saving.

How experienced are you?

Over 5,000 surveys so far, across 20+ years of surveying roofs, and 98% of customers are satisfied.

How long will you be at the property?

It normally takes between one and two hours at a typical house, with time for the loft where it can be reached. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Pre-purchase roof survey in Ashridge

A RICS Level 2 or Level 3 survey covers the whole building, and the roof is only one part of it. We don’t offer a RICS home survey, and ours isn’t a substitute for one. It adds a focused look at the roof on its own, with photographs of what we find and written recommendations. You can have both if you want the fullest picture. We survey chimney stacks, the roof space and flat-roofed extensions and dormers, and the problems we’re asked to look at most are sagging ridge lines or uneven roof slopes and gaps where slates or tiles have come loose.

Some older homes in villages like Ashridge are listed or sit in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. Whether you’re buying or signing off new roofing, it’s worth knowing where you stand. England has around 10,000 conservation areas and about 500,000 listed buildings.

The report records the roof as we found it on the day. It is useful straight away, and a good reference for later, like when you want to compare after future work.

Roof by roof

Chimney stacks

Chimney stacks take the brunt of the weather. We check the pots, the flaunching, the pointing and the flashings.

Clay and concrete tiles

Concrete interlocking tiles are common on post-war and newer homes. They wear slowly, but surfaces erode and edges crack, and low-pitched roofs need their laps to be right.

Why get it checked now?

When a chain is moving fast, a roof survey can feel like one more delay. We visit seven days a week, and a Premium report comes the same day, which helps it fit around your exchange date. Around Ashridge, older homes often have old roof timbers, and water through a failed covering can rot timber if it’s left.

Every price we give includes VAT. Our price is from £150, including VAT. You will know the price for the job before you book.

Checking the roof from the ground

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

When to book a survey in Ashridge

Most viewings never get near the roof. You walk round the rooms, but the roof stays out of sight, and a quick glance from the street misses a lot. Fresh decoration can also cover the marks an old leak left behind, so a closer look is worth having before you commit.

Things that often lead to a survey include:

  • Ponding, blisters or splits on a flat roof
  • Bitumen or mortar used in place of proper repairs
  • Lead that has worked loose at a wall or chimney
  • Sagging ridge lines or uneven roof slopes

Whatever the street in Ashridge, a roof costs least to look after when faults are caught early.

Before booking any roof surveyor

  • What insurance they carry
  • Whether any drone flown is registered with the CAA
  • Their report turnaround times
  • Whether the loft space is looked at, where there is one

What to expect from a roof survey

What we do, step by step

The aim of the visit is simple: to look at the roof as closely as is safe and record what we find. Notes and photographs go into the written report. It normally takes about one to two hours at a typical house, with time for the loft where it can be reached. For a village or hamlet like Ashridge, the journey is planned ahead of time: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it is safe.

  1. Once your offer has been accepted, you book and give us the address and your timescale.
  2. Access is arranged through you, the agent or the seller.
  3. We inspect the roof from the ground, windows, the loft and the roof itself where it is safe.
  4. We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
  5. We email a written report with photographs and recommendations, ready for you to use before exchange.

Preparing for the visit

  • Make a note of anything you’d like us to look at
  • Agree roof access with the managing agent if it is shared
  • If it isn’t your property yet, arrange access through the agent

Tips from our surveys

Nothing here needs a ladder. Our suggestions:

  • Find out whether the roof has been replaced or patched
  • Let us know your timetable
  • Arrange the survey as soon as your offer is agreed
  • Ask the agent to make sure the loft hatch can be opened

Once the home is yours, the report becomes a maintenance list. Deal with the urgent items first, and keep the photographs to compare against later. Premium comes with a follow-up after 12 months to see how things have changed.

After strong winds, look at the roof from ground level. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Dealing with them early keeps water out.

Buying a home or a new roof in Ashridge

If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles, and flat-roofed additions turn up almost everywhere. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.
