Flat roof survey in Potten End: what you get
Ponding is often the first sign that something on a flat roof isn’t right. It can point to poor falls, a blocked outlet or a deck that is deflecting. We record where water sits, check the outlets and look for dips that suggest deflection. Where the deck may be a structural issue, our report says a structural engineer should look at it. If you’re worried about standing water left after rain and outlets that hold water back, a survey will tell you what’s going on.
In a small place like Potten End, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Felt roofs, which often last around 15–20 years, normally show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are typically the first part of a flat roof to go.
The report does not just list problems. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

Landlords, agents and block managers in Potten End
Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. We agree a time with the tenant beforehand.
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out by urgency where it matters.
Flat roof surveys around Potten End
There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Mixed in with those pitched roofs are plenty of flat ones, over rear extensions, dormers, garages and shops.
Anyone responsible for a site like Potten End CofE Primary School will know that ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. If you live in an older home near Church of the Holy Trinity, flat-roofed rear additions and dormers added over the years are worth checking. Landlords with a home close to Berkhamsted station may find that the flat roof over a let home is worth a look before it becomes a tenant complaint.

Tips from our surveys
Most of what helps is simple and safe from ground level. Our suggestions:
- Treat rooflights and old sheeting as fragile
- File the paperwork for the roof and any repairs
- Make sure new fixings through the roof are properly sealed
- Clear roof outlets and gutters each autumn
Once we have been, the findings are written up with photos. It covers the type of covering, its condition and each defect, with our recommendations. Turnaround is within 48 hours for a Basic Survey, 24 to 48 hours for a Standard Survey and the same day for a Premium Survey.
Keep outlets, gutters and hoppers clear, particularly after the leaves fall. A flat roof that drains well wears much more slowly.
Why it is worth a survey now in Potten End
Caught early, a split or open seam in a flat roof is often a small repair. Leave it, and water can get into the insulation and deck, which can turn a patch into a replacement. Surveying it now tells you where you stand. In a small place like Potten End, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.
The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 inc. VAT. We can help you choose the package that fits what you’d like to know.

Questions from Potten End
Do you cover smaller places like Potten End?
Yes, we do. Our area covers London and South East England, from towns to the smallest villages. The journey is planned ahead, so it’s useful to know about access.
Is my home in Potten End listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Do you look for flat roof leaks?
We check the whole roof, since water can travel before it shows inside. Every split, lap, upstand, outlet and rooflight we can see is looked at. If the cause cannot be seen, we’ll say so and suggest what would help.
What happens next?
You receive the written report by email, with photographs and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.
How do I arrange a flat roof survey in Potten End?
Simply call 07833 053749 or send us an email. We’ll ask a few questions, confirm the price and agree a date.
How experienced are you?
We have been surveying roofs for over 20 years and have completed over 5,000 surveys across London and the South East.
Can you inspect my roof with a drone?
Yes, where it is applicable. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We’re a CAA-registered drone operator.
What this survey cannot tell you
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Whether old sheeting or boards contain asbestos
- A fixed date for when the roof will need replacing
- Structural calculations, which need a structural engineer
If in doubt, phone 07833 053749 or email us and we will point you to the right survey. What a survey covers and does not.
Roof types and parts we check
- EPDM rubber
- Single-ply membranes
- GRP fibreglass
- Felt flat roofs
- Upstands and outlets
- Mastic asphalt
What we do, step by step
We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe. Most surveys take about 1–2 hours at most homes, and about three to four hours for a commercial roof. In a hamlet or village like Potten End, a postcode does not always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.
- You send us the address and, for commercial roofs, an idea of the roof’s size.
- Inside, we look for signs of water under the roof where we can reach.
- We view the roof from safe positions and never walk on fragile surfaces.
- Each defect is photographed and its likely cause noted.
- You get a report setting out the condition and our recommendations, in order of urgency.
How to prepare
- Make sure the loft hatch can be reached
- Let us know about parking near the property
- For a flat or shared roof, check access with the freeholder or managing agent
How to book
Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, phone 07833 053749 or use the contact form.

How we price flat roof surveys
A few things affect what a survey costs:
- Basic, Standard or Premium
- The shape of the roof and its details
- How big the roof is
- If the survey needs thermal imaging or a drone
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.
What we need to know
You don’t need to know any roofing terms. It is enough to tell us:
- Where the property is, with the postcode
- What kind of property and roof it is
- Where water is showing inside, if it is
- Pictures of the roof from a safe spot, if you have them
