Flat roof surveys for homes and businesses in King's Walden
We inspect a flat roof from wherever it can safely be seen: from the roof itself where that’s safe, from windows and nearby vantage points, and from inside where there is access. Fragile rooflights and fragile sheets are never walked on. If part of the roof can’t be seen or reached safely, the report says so, so the limits of the survey are clear. We survey felt flat roofs, upstands and outlets and mastic asphalt, and people most often book us about splits and cracks in the covering and outlets that hold water back.
Flat roofs on exposed homes in small places like King's Walden take more wind and rain, which is hard on edges, upstands and joins in the covering. Felt roofs, which frequently last around 15–20 years, typically show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.
The written findings come by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Common questions in King's Walden
Is King's Walden within the area you cover?
We do. A small place gets exactly the same survey as a big one.
Do you carry out roof surveys in King's Walden?
We do. The survey and report are the same in King's Walden as anywhere else.
Do you look in the roof space?
Usually, if there’s one and it can be reached safely. The loft space can show things the outside cannot, such as damp timbers, staining or daylight.
Do you take photos of the roof?
Yes. We photograph the roof as we go, and the report uses them to show each finding.
Do you use drones?
Yes, where it’s applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.
Do you carry out surveys on Saturdays and Sundays?
We carry out surveys seven days a week. To find a day that suits you, call 07833 053749 or drop us an email.
Will this cover the whole house?
No. It is a survey of the flat roof. It isn’t a RICS Level 2 or 3 survey of the whole building, and it isn’t a structural engineer’s report. Many buyers use it alongside a building survey.
Can I check my roof myself?
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we look at the roof.
Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.
Flat and commercial roofs around King's Walden
With Knebworth House about 4.7 miles south-east, King's Walden sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.
Landlords with a home close to Luton Airport Parkway station may find that flat roofs on let property tend to be checked only when they fail, which is the costly way round. If you look after a building such as Breachwood Green Junior Mixed and Infant School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

How it works
Before we start, let us know why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. The visit normally takes between one and two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Somewhere like King's Walden needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it’s safe.
- First we go through the roof, what’s beneath it and any problems so far.
- We check the roof from the ground, windows and the roof where it is safe.
- The covering is checked for wear, splits, blisters and standing water.
- We photograph and record the outlets, upstands, trims and rooflights.
- The report, with photos and recommendations, comes to you by email.
Before the survey
- Unlock side gates and any roof access doors
- Have any questions written down, so nothing gets missed
- Agree roof access with the managing agent if it is shared

What a survey costs
Our packages start from £150, including VAT. What you pay for your roof depends on:
- The use of thermal imaging or a drone
- The roof’s overall size
- How many separate roofs there are, such as extensions, dormers and garages
- Commercial roofs and larger buildings
One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Size, height and access can affect the price too.
What we need to know
Some details help us recommend the right survey and price. When you get in touch, it is useful to mention:
- Why you want a survey: buying, a leak, a storm or new work
- What kind of property and roof it is
- Dates you are working to, such as exchange
- Anything about access we should know
Unsure which package suits your roof? The easiest way is to phone 07833 053749 or email us and describe the roof and why you want it surveyed. We will talk you through the options and what they cost.
What we can’t see
Before you book, it is worth knowing what a survey will not do:
- Whether old sheeting or boards contain asbestos
- Whether the deck or joists are strong enough
- An exact number of years the roof has left
If you’re not sure which survey you need, ring 07833 053749 or email us and we will give you a straight answer. What our survey covers.
Roof types and parts we check
- GRP fibreglass
- Felt flat roofs
- Mastic asphalt
- EPDM rubber
- Single-ply membranes
- Upstands and outlets
Before and after the survey
From years of surveys, a few habits stand out as worth the effort:
- Note where water lies after a downpour
- Plan a survey before the covering reaches the end of its usual life
- Ask contractors to protect the roof if they work on it
- Keep clear of rooflights and fragile roof sheets
After the visit, we write up the report with photographs of what we found. It covers the type of covering, its condition and each defect, with our recommendations. Turnaround is within 48 hours for a Basic Survey, 24 to 48 hours for a Standard Survey and the same day for a Premium Survey.
Get splits, lifted seams and loose trims seen to while they’re small. Prompt repairs tend to add years to a flat roof.
Common roof problems in King's Walden
Ponding keeps the covering wet and wears it faster. Blocked outlets, poor falls and a sagging deck are the usual causes. Where trees are close by, leaves and silt can block an outlet within a single autumn.
Signs worth acting on include:
- Damaged trims at the roof edge
- Failed upstands where the roof meets a wall
- Outlets that hold water back
- A sagging deck under the covering
Take an older house close to Church of St Mary: later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.
Choosing a roof surveyor
- What experience they bring
- Whether any drone flown is registered with the CAA
- Whether the price includes VAT
- Will they check the loft as well as the outside?
