Common questions in Bendish

Is my home in Bendish listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Is Bendish within the area you cover?

We do. A small place gets exactly the same survey as a big one.

Can you survey a flat roof on an office or unit?

Yes. Offices, units, shops and blocks of flats are all part of our work. Larger commercial roofs are quoted for their size and access, so phone 07833 053749 or send us an email with the address.

Will you walk on the flat roof?

Only where it is safe to do so. Otherwise we use windows, vantage points and the spaces below, and we note any area we couldn’t see. We do not walk on fragile rooflights or sheeting.

Do I have to be there for the survey?

Not always. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

Are you structural engineers?

No. Visible signs such as deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.

What happens after the survey?

You will receive the report by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

Flat roof survey in Bendish: what you get

A flat roof leak frequently travels before it shows on the ceiling. It can run along the deck from a split, an open lap or a failed upstand some distance away. That’s why we check every detail across the roof, not only the area above the stain, and photograph anything that could let water in. A roofer can then start from a clear picture of the problem. We survey felt flat roofs, upstands and outlets and EPDM rubber, and people most often book us about upstands pulling away from walls and outlets that hold water back.

Older buildings in small places like Bendish may be listed or in a conservation area, which can shape what a new flat roof may look like. If you’re planning work, check with the council first. Finding out what state the roof is in gives you the facts to plan with. Changes that affect a listed building’s special interest need listed building consent.

Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

When you need someone else

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Whether the deck or joists are strong enough
  • Asbestos testing, which needs a specialist asbestos surveyor
  • Parts of the roof that aren’t safe to walk on or view

If in doubt, call 07833 053749 or email us and we will recommend the right survey before you book. The full list of what we check.

What this survey covers

  • Mastic asphalt
  • EPDM rubber
  • Felt flat roofs
  • Single-ply membranes
  • GRP fibreglass
  • Upstands and outlets

What we look for on each type of roof

Felt and built-up roofs

Built-up felt is one of the most common flat roof coverings on extensions, garages and dormers. We look for blistering, cracking, split laps and worn mineral surfacing.

Single-ply membranes

Single-ply PVC and TPO membranes are common on commercial roofs and newer buildings. We check the welded laps, the edges, the fixings and any punctures.

Flat and commercial roofs around Bendish

Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, and flat-roofed additions turn up almost everywhere. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. Historic houses such as Shaw's Corner, about 3.7 miles south-east, show how far back building in the area around Bendish goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.

For landlords with property near Luton Airport Parkway station, the flat roof over a let home is worth a look before it becomes a tenant complaint. For site and facilities teams at buildings such as Breachwood Green Junior Mixed and Infant School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

Bendish is about 5 miles north of Harpenden, in Hertfordshire. Surveys in Bendish work the same way as everywhere we cover: a close look at whatever is safely visible, photos and a clear written report. Our Hertfordshire coverage includes Bendish and the places around it. You can also see our page for Milton Keynes.

Surveys in SG4 are booked the same way as anywhere else. If you’re just outside Bendish, we cover Breachwood Green (1 mile north-west), King's Walden (1 mile north) and The Heath (1 mile north-west). Rented homes, blocks and businesses

Any of our surveys can be booked by landlords, agents and building managers in Bendish. For a price for a let property or a block, phone 07833 053749 or email us.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out in order of urgency where relevant.

Why get it checked now?

Ponding seldom gets better on its own. It typically points to an outlet, the falls or a sagging deck, and each wet season wears the covering further. Finding the cause now keeps more options open. Older cottages and farmhouses around Bendish can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it’s left.

Prices start from £150, including VAT, for a Basic Survey. Standard is from £250 and Premium from £400, both inc. VAT. You’ll know the price for the job before booking.

What we do, step by step

There is not much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll take it from there. The survey itself takes about one to two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Rural addresses near Bendish can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. The report explains the condition and recommends what to do first.

Before we arrive

How to book

Flat roof survey starts from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can call 07833 053749 or drop us an email to find out.

Advice

Tips from our surveys

Getting the most from a flat roof survey starts before we arrive and carries on afterwards. Some tips:

  • Keep records of when the roof was laid and what work has been done
  • Check from a window for ponding after heavy rain
  • Watch the ceilings below the flat roof for stains
  • Treat rooflights and old sheeting as fragile

Landlords, owners and managing agents can keep the report as a dated record of the roof. It helps when planning maintenance budgets, and it makes changes easy to spot at the next survey.

Check the roof from a window after a downpour. If water is still there a day or two later, have it checked.
