New roof snagging in Bendish: what you get

Building work can leave a mess behind. We look for broken tiles, offcuts and nails left in gutters and on lower roofs, and for damage to other parts of the building. Each item is photographed. Gutters full of offcuts can overflow in the next heavy rain, and cracked lower roofs can leak. Finding these early makes them easier to raise. We survey loft conversions and dormers, replacement roofs and new-build homes, and common reasons people get in touch are tiles or slates sitting out of line and cracked mortar at the ridge or hips.

In a village or hamlet like Bendish, homes are frequently older cottages and farmhouses alongside a few newer houses. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Whether you are buying or have just had a roof replaced, each material has its own checks, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Bendish questions

Do you cover Bendish?

Yes, Bendish is one of the places we work. Every survey there gets the same written report with photos.

Does a conservation area affect roof work in Bendish?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

How long have you been surveying roofs?

Over 20 years and more than 5,000 surveys.

Will you deal with my roofer if there’s a problem?

No. We report on what we see. A disagreement about the work is between you and them, and the report gives you a clear record to refer to.

How much is new roof snagging?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all inc. VAT. Just ring 07833 053749 or send us an email for a price.

Do you carry out surveys on Saturdays and Sundays?

We survey on any day from Monday to Sunday, during the day. Just say which days work for you.

Do you test for asbestos?

No. We do not carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them.

Different roofs, different checks

Underlay and ventilation

We look in the roof space, where there is safe access, at the underlay and ventilation.

Slate roofs

Good natural slate is very long-lasting, so a new slate roof should be laid well. Cracked, slipped or uneven slates are noted.

How the survey works

We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. Most surveys take roughly 1–2 hours at most homes, and about three to four hours for a commercial roof. Somewhere like Bendish needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. We start by finding out what was replaced and what worries you.
  2. The coverings, ridges, hips and verges are checked as far as can be seen safely.
  3. Valleys, flashings, gutters and the underlay at the eaves are looked at.
  4. The roof space is checked where safe, along with any mess or damage left after the work.
  5. The snags are written up with photos for you to share with your roofer.

Getting ready for the survey

  • For a flat or shared roof, check access with the building owner or managing agent
  • Clear the way to the loft hatch
  • If you’re buying, let the agent know when we’re coming

Common roof problems in Bendish

Even good roofers can leave snags at the end of a job. Fiddly details are often where things go wrong particularly in poor weather.

We’re frequently asked to look at:

  • Ridge and hip tiles not properly fixed
  • Tiles or slates sitting out of line
  • Underlay not dressed into the gutter
  • Loose flashings at walls or chimneys

Landlords with a home close to Luton Airport Parkway station may find that a roof report gives you a clear picture before you buy or settle up with a roofer.

What to expect from a roof survey

What new roof snagging looks like in Bendish

About 3.7 miles south-east lies Shaw's Corner, a reminder of how long the area around Bendish has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, with flat-roofed extensions, dormers and garages common everywhere. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest.
