New roof snagging for The Heath homes and businesses

About our new roof snagging in The Heath

Ventilation matters on a new roof. Where vents have been fitted at the ridge or eaves, we check them, and check the roof space for signs of condensation. What we see goes in the report. Missing or blocked ventilation can lead to condensation over time, so it is worth raising early. We record what we see. If you are worried about untidy or loose verge details and broken coverings left on a new roof, a survey will tell you what’s going on.

Some older homes in villages like The Heath are listed or sit in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. Whether you are buying or signing off new roofing, it is worth knowing where you stand. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

What we are asked to look at in The Heath

Even good roofers can leave snags at the end of a job. Details at ridges, verges and flashings are easy to rush, especially when the weather is against them.

People typically book a survey when they’ve noticed something like this:

  • Underlay not dressed into the gutter
  • Cracked mortar at the ridge or hips
  • Missing or blocked roof ventilation
  • Damage to other parts of the building

Landlords with a home close to Luton Airport Parkway station may find that a written report helps before buying a rental or paying for a new roof on one.

What to check before booking

  • Will the report include photos?
  • What happens after the report arrives
  • How they plan to inspect the roof safely
  • What they will not be able to tell you

What a roof survey includes

Why it is worth a survey now in The Heath

Raising snags before the final payment is typically simpler. Once the job is paid and the roofer has moved on, getting them back can take longer. A snagging report gives you something specific to raise. Outbuildings and barns around The Heath are easy to forget, but a failed roof there can spoil what’s stored inside. It’s worth including them in a survey before a winter does the damage.

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Our price is from £150, including VAT.

The survey, step by step

Every roof is different, but as a rough guide the survey takes about 1–2 hours for a typical new house roof, longer where the roof is large or complicated. You are welcome to ask questions while we’re there. In a hamlet or village like The Heath, a postcode doesn’t always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. You tell us what work was done and when.
  2. We check the coverings, ridges, hips and verges from safe vantage points.
  3. Valleys, flashings, gutters and visible underlay at the eaves are checked.
  4. The loft space and the rest of the property are checked for problems.
  5. You get a photo report of each snag.

Before the survey

  • Agree roof access with the managing agent if it’s shared
  • Find any records of previous roof work
  • If it isn’t your property yet, arrange access through the agent

Advice

What a survey costs

The price reflects the time and kit the roof needs. The main factors are:

  • House, block, shop or office
  • How many separate roofs there are, such as extensions, dormers and garages
  • If the survey needs thermal imaging or a drone
  • The package you choose: Basic, Standard or Premium

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before you book.

Booking your survey

Before you get in touch, it’s useful to have:

  • The address and postcode of the property
  • The style of property, from a terrace to a block
  • Any marks or damp showing indoors
  • Whether there is a loft hatch, a shared roof or tricky access

You can call us seven days a week. To book or ask a question, phone 07833 053749 or email us.

Rented homes, blocks and businesses

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client, photographs included.

Landlords and agents in The Heath book surveys as well as homeowners. A written report with photographs gives you a clear record of the new roof, useful for planning maintenance.

Tips from our surveys

Most of what helps is simple and safe from the ground. A few suggestions:

  • Look for debris left in gutters from the ground
  • Put any issues to your roofer in writing
  • Let your roofer know an inspection is planned
  • Arrange the inspection before settling the final bill

How quickly the report arrives depends on the package: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. If a payment is due soon, choose the package that fits.

Agree the snagging inspection with your roofer before the job starts. It sets clear expectations and leaves time for snags to be fixed.

Local roofs and buyers in The Heath

Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, with flat-roofed extensions, dormers and garages common everywhere. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. Shaw's Corner, about 4.9 miles south-east, is one of the historic houses in the wider area around The Heath. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.

Take an older house close to Church of St Mary: a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Your questions about new roof snagging in The Heath

Will you come out to The Heath?

We do. Villages and rural addresses get the same survey as a town house.

Does a conservation area affect roof work in The Heath?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you carry professional indemnity insurance?

Every survey is covered by professional indemnity and public liability insurance.

Will you fly a drone over my roof?

Where it’s applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It is included in the Drone Roof Survey and, where applicable, the Premium Survey.

When should I book new roof snagging?

As soon as the work is finished, and before the final payment if you can. That gives time for any snags to be put right.

How long does new roof snagging take?

Most house visits take about 1–2 hours, and longer for large or complex roofs.

What does a new roof inspection cost?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all inc. VAT. Just ring 07833 053749 or email us for a price.
