How a roof leak investigation works in The Heath
Most roof leaks start at a joint rather than the middle of a slope. Common entry points include chimney and wall flashings, valleys, parapet and box gutters, and the upstands and outlets on flat roofs. Each of these is checked in turn and we follow where the evidence leads. Chimneys, dormers and roof lights each add joints of their own. We check all of them, from every safe vantage point. We survey the roof space, chimney stacks and valleys and parapet gutters, and the problems we are asked to look at most are leaks at a dormer or roof window and staining around the chimney inside.
Somewhere as small as The Heath, older roofs have frequently been repaired many times. A new leak may be fresh damage or the latest sign of long-term wear, and the difference matters, especially to an insurer. We look at what can be seen safely and set out what we find. Older walls and timbers hold water for a long time, so it’s worth finding the cause soon.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Landlords, agents and block managers in The Heath
We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Bigger roofs take more time, so they’re priced to suit.
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.
The survey, step by step
After the inspection, everything we found is written up as a written report with photos. As for time on site, it usually takes about one to two hours for most homes, though a hard-to-trace leak can take longer. Somewhere like The Heath needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.
- You tell us where the water shows and when it appears.
- We look at the stain, the ceiling and the loft above it.
- Likely entry points outside are looked at, from flashings and valleys to gutters and outlets.
- We use moisture detection, and thermal imaging where it’s useful.
- We email a report with photos, the likely entry point and recommendations.
How to prepare
- Keep pets inside or away from the areas we are looking at
- Make sure we can get to the back of the property
- Move anything stored under the loft hatch

Advice
What happens if roof problems are left?
If a leak has been ‘fixed’ before and has come back, the cause was probably missed. We look past the obvious spot and check each likely route. That is often what breaks the cycle. For an older or listed building in a place like The Heath, repairs may need matching materials and consent, so leaving a defect until it is urgent leaves less time to plan.
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We will give you the figure before anything is booked.

Questions from The Heath
Does a conservation area affect roof work in The Heath?
Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.
Is The Heath in the area you cover?
Yes, The Heath is one of the places we work. Every survey there gets the same written report with photographs.
What does a roof survey cost?
Our price is from £150, including VAT. We confirm the exact price before you book, based on the roof’s size, access and package. To get a price, call 07833 053749 or drop us an email.
How fast do I get the report?
The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email.
Is it a leak or condensation?
Condensation can look very like a leak. Widespread damp on the underside of the roof in cold weather, with blocked vents, suggests condensation. We look at the pattern, take moisture readings and tell you which is more likely.
Is the repair included in the leak investigation?
Our job here is to trace the leak and explain it, not to carry out the repair. The report gives any roofer a clear brief.
How long does the visit take?
The visit normally takes an hour or two, more where the leak is intermittent or the roof is large. We will confirm what to expect when we arrange the visit.
Should I look at the roof myself first?
A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.
Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.
What a roof leak investigation doesn’t cover
It is useful to know what a survey will not do before you book:
- Carrying out the fix
- Water from pipes, tanks or heating systems
- Structural calculations (that’s a structural engineer’s job)
Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we’ll tell you before you book. What a survey covers and doesn’t.

Roof leak investigations around The Heath
With Shaw's Corner about 4.9 miles south-east, The Heath sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, with flat-roofed extensions, dormers and garages common everywhere. Where water gets in depends a good deal on what the roof is made of and how it’s detailed.
For an older house near a landmark like Church of St Mary, water on an older roof tends to find its way in at the lead, the valleys or the chimney. For site and facilities teams at buildings such as Breachwood Green Junior Mixed and Infant School, a leak through a large roof is often found some distance from where the water shows inside.

Do you need a roof leak investigation in The Heath?
Valleys carry a lot of water. Split linings, slipped valley tiles or debris can push water under the slates or tiles. The stain may appear well away from the valley itself.
Signs worth acting on include:
- A leak that comes and goes with the weather
- Leaks at a dormer or roof window
- Water marks that spread in wet weather
- Drips in the loft during heavy rain
If you let a flat or house near Luton Airport Parkway station, tracing a leak quickly matters when a tenant is living with it.
