How it works

The visit usually starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect about 1–2 hours for most houses, with bigger or more complicated roofs taking longer. Somewhere like The Heath needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. First, we check the address for flight restrictions.
  2. If permission is needed, we ask for it ahead of the visit.
  3. We assess the wind, the weather and the surroundings before take-off.
  4. We fly the drone close to the roof to photograph it in detail, always in sight.
  5. You receive a written report with photos and recommendations.

Before we arrive

  • Make a note of anything you’d like us to look at
  • Have keys ready for side gates, garages or roof access doors
  • Have any paperwork from past roof work to hand

Drone roof survey in The Heath

Our drone weighs under 250g, and we’re a CAA-registered drone operator, with a Flyer ID and an Operator ID. It stays within sight for the whole flight, and well below the 120-metre height limit. Each flight is planned with the site and its surroundings in mind. Before every flight, we check the airspace and the weather. We never fly where it isn’t safe. We survey tall and steep roofs, valleys and parapet gutters and fragile roofs, and people most often book us about debris building up in hidden gutters and chimney tops in poor condition.

Older buildings in small places like The Heath may be listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, which suits a building where any change needs care, before anyone decides what work it needs. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.

We keep jargon out of it: if work is needed, the report says so clearly, along with how urgent it is.

Airspace, weather and The Heath roofs

The flight restriction zone around Luton Airport covers The Heath, or comes right up to its edge. Before any flight there, we ask the airport for permission, and the flight only goes ahead if it is given. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these.

For businesses in and around places like The Mall Luton, large commercial roofs are often easiest to see from the air or with a thermal camera. The streets around a church such as Church of St Mary are often among the oldest in a place, and if yours is one of the older homes nearby, older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help.

FAQs for The Heath

Is my home in The Heath listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Do you cover smaller places like The Heath?

Yes, The Heath is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

What will the report tell me?

Written findings with photographs, explaining the condition of the roof, any defects and our recommendations. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.

How do I arrange a drone roof survey in The Heath?

It is easiest to phone 07833 053749 or send us an email. Let us know the address and a little about the roof. Surveys run seven days a week.

Are you structural engineers?

No. Our survey is not a structural engineer’s report, and it doesn’t include calculations. We will recommend an engineer if we see signs that call for one.

Is it the same as a RICS Level 2 or Level 3 survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

What if it is windy or raining on the day?

Safety comes first, so the weather decides. Strong wind and heavy rain both rule out flying. If the weather turns, we’ll discuss another date.

When you need someone else

Every survey has limits, and we’d rather be clear about that before you book. Keep these in mind:

  • Structural calculations (that’s a structural engineer’s job)
  • Roofs and gardens beyond the one we are surveying
  • The underside of the roof (that needs an inside check)

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we will tell you before booking. What our survey covers.

What we look at

  • Large and complex roofs
  • Fragile roofs
  • Flat roofs on upper floors
  • Valleys and parapet gutters
  • Chimney stacks
  • Tall and steep roofs

Signs you need a drone roof survey in The Heath

Chimney tops take the worst of the weather. From the ground, you rarely see cracked flaunching or loose pots. A drone gets close enough to see them in detail.

These are some of the problems a survey can pick up:

  • Wind damage high on the roof
  • Cracked flaunching or loose chimney pots
  • Blocked valleys and parapet gutters
  • Moss and weeds taking hold up top

With Shaw's Corner about 4.9 miles south-east, the area around The Heath has a long history. Aerial photos and thermal images let an old roof be checked without anyone disturbing it.

Before you book anyone

  • How they plan to inspect the roof safely
  • Will the report include photos?
  • Whether you can ask questions once you have the report
  • Whether the roof space is looked at, where there is one

What’s in a roof survey

What a survey costs

Not every roof costs the same to survey, and it comes down to:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • Extensions, dormers and garages with roofs of their own
  • House, block, shop or office
  • How big the roof is

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We will give you the figure before anything is booked.

Booking your survey

To price your survey accurately, we’ll ask about:

  • Any stains, drips or damp patches you’ve seen indoors
  • The style of property, from a terrace to a block
  • The reason for the survey, such as buying, a leak or storm damage
  • Your timetable, such as an exchange date

If you have photos of the roof, send them over. Pictures from ground level or a window are fine; never climb up to get a better view. To get started, ring 07833 053749 or send us an email.

How the survey changes by roof type

Large commercial roofs

Large commercial roofs cover a lot of ground. The drone covers the roof area by area.

Ridges and hips

Wind lifts loose ridge and hip tiles. Spotting them early stops them falling.

Practical tips

From years of surveys, a few habits stand out as worth the effort:

  • Let us know what you want to see
  • Share the postcode so we can check for restrictions
  • Move stored items away from the hatch
  • A word with neighbours beforehand helps

The Premium Survey includes an in-person consultation to go through what the drone showed. It is a chance to ask about anything in the report.

Every so often, look in the roof space with a torch, keeping to boarded areas. A drone sees the outside, but the loft shows leaks and condensation from below. Take photos of any changes.
