The Heath Thermal Roof Survey
Thermal roof surveys in The Heath from an independent, experienced roof surveyor. Over 5,000 surveys and 20+ years behind us across London and South East England.
- Heat escaping through the roof
- Ceilings that feel colder in places
- Wet areas near outlets and upstands
How a thermal roof survey works in The Heath
A thermal survey can point to places where heat is escaping through the roof. Missing or slipped insulation and gaps at the eaves often show up as temperature differences. It works best when the building is heated and it’s colder outside. Our report points out what the images suggest and where to look more closely. It isn’t an energy rating or a heat loss calculation. Common reasons to book are wet areas near outlets and upstands and missing or slipped insulation, on commercial roofs, ceilings below the roof and insulated roof spaces.
Somewhere as small as The Heath, older roofs are often steep and partly hidden by trees or outbuildings. Close-up drone photos and thermal images help show what can’t be reached safely. Both the forecast and the airspace are checked first. Steep slopes and tall chimney stacks are where a close-up view adds the most.
If any part of the roof couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

What we look for on each type of roof
Felt and asphalt flat roofs
On felt and asphalt flat roofs, wet insulation can show as a temperature difference across the surface. Moisture readings are used to check them.
Single-ply and EPDM roofs
On larger commercial single-ply roofs, thermal imaging can help target moisture readings. That makes the survey more focused.
Leave it or get it looked at?
Before replacing a large flat roof, it helps to know how much of it is actually wet. Thermal imaging, checked with moisture readings, gives a clearer picture before you spend. In a place like The Heath, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.
Prices quoted always include VAT, and the report is not charged as an extra. Our price is from £400, including VAT. Size, height and access decide where your roof falls.

How it works
Safety comes first on every visit. Everything that can be seen safely is inspected, and anything we cannot see is noted in the report. Most visits take about 1–2 hours on an ordinary house, and longer for a large or complex roof. Around The Heath, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. We only go where it’s safe.
- We start by discussing the roof, any signs of damp and how the weather may affect the images.
- We carry out a visual inspection of the roof from wherever it can safely be seen.
- Thermal images are taken to show differences in surface temperature.
- Areas that look unusual on the camera are checked with moisture readings where possible.
- You get a report with thermal images, photos and our recommendations.
Getting ready for the survey
- Show us where any leaks or stains appear
- Keep pets in another room
- Have any questions written down, so nothing gets missed

The Heath: your questions answered
How do I find out if my home in The Heath is listed?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.
Is drone flying allowed in The Heath?
That depends on where the roof is and on the weather. The Heath is inside, or right on the edge of, the flight restriction zone around Luton Airport. We ask the airport for permission before flying there, and only fly if it is given. A small drone cannot fly safely in strong wind or heavy rain.
How long have you been surveying roofs?
Over 5,000 surveys so far, over more than 20 years.
Do I have to be there for the survey?
Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.
Do you climb onto every roof?
Only when it’s safe. Safe viewpoints, the loft space and a drone where it applies cover most of what’s needed, and the report notes anything we couldn’t see.
Is this a RICS survey?
No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.
Is The Heath in your area?
Yes. We survey roofs across London and South East England, The Heath included.
Useful tips for The Heath property owners
A survey works best with a little help from you, before and after. Some tips:
- Heat the home normally on the days before
- Note where damp appears and after what weather
- Keep the report to compare against after any repair
- Talk to us about the weather when booking
Buyers can use the findings when talking to the seller or agent. What you do with it is up to you, whether you ask for work before completion or discuss the price.
After repairs or a new covering, a later survey can confirm things are dry, when the conditions are suitable.
Flying and imaging in The Heath
In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Many roofs like these cannot be judged properly from the pavement, and that is where a view from above or a thermal image earns its place. The Heath is inside, or right on the edge of, the flight restriction zone around Luton Airport. If your survey includes the drone, permission from the airport is needed first, and the flight only goes ahead if it is given.
If you run a business near The Mall Luton, large commercial roofs are often easiest to see from above or with a thermal imager. For an older house near a landmark such as Church of St Mary, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement. If you look after a building like Breachwood Green Junior Mixed and Infant School, big roofs are where aerial photos and thermal images show the most at once.

How we price thermal roof surveys
To price your survey, we look at:
- The size of the roof
- Whether it is a home or a commercial building
- How tall the building is and how easy the roof is to see
- Whether thermal imaging or a drone is needed
Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. The roof’s size, height and access matter as well.
Helping us price your survey
We will normally ask about:
- Your postcode, so we can check access and travel
- How the loft is reached, if there is one
- Where any leaks, stains or damp patches show inside
- Your timetable, like an exchange date
Our phone lines are open seven days a week, including Saturdays and Sundays. To book or ask a question, phone 07833 053749 or use the contact form.
What a thermal roof survey does not cover
Without opening up the roof, some things stay hidden, and that sets some limits:
- The condition of timbers we can’t see
- Seeing water directly, as the camera shows temperature, not moisture
- Reliable images in rain, strong wind or on a wet roof surface
Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we’ll tell you. The full list of what we check.
