Gutter surveys for homes and businesses in The Heath

Some gutters are easy to see from the street but plenty of gutters are tucked away. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can overflow inside the building when they block. We inspect them as far as it is safe to see them, from ground level, from windows, from the roof space and from the roof where it’s safe. Hidden gutters are a common source of leaks inside. We survey fascias and soffits, outlets and hoppers and eaves gutters, and people most frequently book us about sagging gutters and loose brackets and overflowing eaves gutters.

Some older homes in villages like The Heath are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.

You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

How the survey changes by roof type

Cast iron gutters

Cracks often open on the back of cast iron downpipes, so we check the wall behind for staining.

Fascias and soffits

Overflowing water stains soffits and rots timber. They’re looked at as part of the survey.

What you can safely check yourself

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

What you can’t do safely is get up close. Roofs are fragile and slippery. That part is for a survey.

Do you need a gutter survey in The Heath?

Moss grows on many tiled and slate roofs, and heavy rain washes clumps of it into the gutters. Mixed with grit from the roof, it settles as silt that slows the flow and gives plants somewhere to grow.

Things that often lead to a survey include:

  • Water backing up from a hidden gutter
  • Gutters packed with leaves or moss
  • Downpipes that are split or coming away
  • Dripping or leaking gutter joints

If your home is one of the older ones in the streets near Church of St Mary, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

What’s in a roof survey

Why get it checked now?

Our report is a dated record of what we found, useful when you’re planning maintenance or getting work priced. Without one, it’s guesswork from the ground. For older village homes like those around The Heath, the right replacement materials aren’t always easy to find quickly. That is one more reason to find defects before they become urgent.

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Size, height and access can affect the price too.

What you get with us

  • Weekday and weekend surveys
  • An independent look at the roof
  • 5,000+ roofs surveyed
  • A photo-illustrated written report

Gutter surveys in The Heath: local notes

In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, with flat-roofed extensions, dormers and garages common everywhere. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. The wider area around The Heath has a long history of building, with Shaw's Corner about 4.9 miles south-east. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

Landlords with a home close to Luton Airport Parkway station may find that the gap between tenancies is a good time to have the roof looked at. If you look after a building such as Breachwood Green Junior Mixed and Infant School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Questions from The Heath

Can a landlord with a rental near Luton Airport Parkway station book a roof survey?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can ring 07833 053749 or send us an email with the address and what you need, and we’ll talk through which survey suits.

Is The Heath within the area you cover?

Yes, we do. We work right across London and the South East, and smaller places are part of that. Longer journeys are simply planned beforehand.

Do you use drones?

Yes, where applicable and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where applicable, the Premium Survey.

Is it a structural engineer’s report?

No. We’re experienced roof surveyors, and visible signs such as sagging are noted, but we do not provide calculations or an engineer’s opinion. If one is needed, the report says so.

Can a gutter survey explain damp on my walls?

Leaking gutters and downpipes are a common cause of damp walls, and we check for exactly that. If the cause looks like something else, the report says so as far as we can tell from what’s visible.

Do I need to be at home?

Not always. If we only need the outside, we can agree that beforehand, but the loft and any rooms with damp need someone to let us in.

Will the survey check for asbestos?

No. We do not carry out asbestos testing. If rainwater goods or soffits look like they could contain asbestos, we note it so a specialist asbestos surveyor can check before any work.

What we do, step by step

We don’t take risks to get a closer look. Everything that can safely be seen is inspected, and anything we can’t see is noted in the report. The survey typically takes an hour or two at a house, depending on how many gutter runs and downpipes there are. Cottages and farmhouses around The Heath frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. We agree which parts of the building you are most worried about.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. We check fascias, soffits and walls for water damage.
  5. You get photos and written recommendations, prioritised where relevant.

Preparing for the visit
