About our gutter survey in Breachwood Green

Owners get in touch after seeing an overflow, finding damp or planning ahead for winter. Landlords and managing agents use it to plan maintenance and buyers sometimes want the gutters looked at before they exchange. The survey and report follow the same steps whatever the reason with photos and clear recommendations. Visits can be on weekdays, Saturdays or Sundays. Typical surveys look at sagging gutters and loose brackets and leaks at the gutter joints, on downpipes, outlets and hoppers and valley gutters.

In a small place like Breachwood Green, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.

We write the report in plain English, so you do not need to be a roofer to follow it. Each point is backed by a photograph where possible.

What a gutter survey does not cover

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Asbestos testing of old gutters, downpipes or soffits
  • What’s behind fascias and inside walls
  • The inside of a downpipe along its whole length

If in doubt, call 07833 053749 or send us an email and we’ll recommend the right survey. What our survey covers.

What we look at

  • Valley gutters
  • Fascias and soffits
  • Downpipes
  • Parapet and box gutters
  • Eaves gutters
  • Outlets and hoppers

DIY checks: what’s safe

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

It’s useful to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.

FAQs for Breachwood Green

Do you survey roofs for landlords with property near Luton Airport Parkway station?

Yes, rented property is part of what we cover. You can phone 07833 053749 or use the contact form with the address and some details.

Do you cover smaller places like Breachwood Green?

Yes, we do. We work right across London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.

Do I have to be there for the survey?

If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access as you book.

Do you survey underground drains?

No. We look at above-ground rainwater only, from the gutters to the bottom of the downpipes. If a drain below ground looks like the cause, the report says so.

How many surveys have you done?

More than 5,000 surveys over 20+ years, across London and South East England.

What’s the price of a gutter survey?

Our price is from £150, including VAT. The size of the property and the access affect the price. To get a price, call 07833 053749 or email us.

Will the survey check for asbestos?

No. We don’t carry out asbestos testing. Where gutters, downpipes or soffits could be asbestos cement, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Why act early in Breachwood Green

Overflowing water soaks the walls under the gutter. Left for months, that can lead to damp inside, worn pointing and rotten timber. Finding the cause now typically keeps the fix smaller. Older cottages and farmhouses around Breachwood Green can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it is left.

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.

How we price gutter surveys

To price your survey, we look at:

  • The type of building, from a house to a block or an office
  • Chimneys, valleys, parapets and other details
  • The height of the building and how the roof can safely be seen
  • How big the roof is

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. Size, height and access can affect the price too.

Booking your survey

To price your survey accurately, we’ll ask about:

  • The type of building and roof, such as pitched or flat
  • Where water is showing inside, if it is
  • Why you want a survey: buying, a leak, a storm or new work
  • Dates you’re working to, such as exchange

We confirm the exact price before you book, so you know the cost up front. Prices start from £150, including VAT. To book, phone 07833 053749 or use the contact form.

The survey, step by step

On the day, we begin with a quick chat about the roof and anything that is worrying you. We then inspect everything that can safely be seen, using the ground, windows, the loft and a drone where it applies. Most surveys take an hour or two for most homes, and longer where there are parapet, valley or box gutters to follow. Rural addresses near Breachwood Green can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. We start by hearing about any drips, overflows or damp patches.
  2. We look along the gutters, downpipes and fascias from the ground and from windows.
  3. Valley, parapet and box gutters are inspected as far as they can safely be seen.
  4. The loft space is checked for water marks if it’s safe to get into.
  5. The findings are written up with photos and recommendations.

Getting ready for the survey

  • Agree roof access with the managing agent if it is shared
  • Mention any parking restrictions on your street
  • Note where any stains or damp appear

Advice

What we are asked to look at in Breachwood Green

Some gutters may be too small, or have too few downpipes, for the roof they serve. An extension or extra roof slope can add water to an existing gutter and the weakness shows in a heavy downpour.

We are often asked to look at:

  • Soffits marked by water
  • Joints that drip after rain
  • Water backing up from a hidden gutter
  • Downpipes that are split or coming away

If you own a rental within reach of Luton Airport Parkway station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Choosing a roof surveyor

  • Whether they hold professional indemnity and public liability insurance
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • What experience they bring
  • What exactly goes into their report

What to expect from a roof survey

Local roofs in Breachwood Green

About 4.4 miles south-east lies Shaw's Corner, a reminder of how long the area around Breachwood Green has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whichever you have, the details that tend to fail before the covering itself get the closest look.

If you live in an older home near Church of St Mary, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. For site and facilities teams at buildings like Breachwood Green Junior Mixed and Infant School, large buildings have long gutter runs and big roofs that need checking like any other.
