What this survey can’t tell you

Without opening up the roof, some things stay hidden, and that sets some limits:

  • A full structural assessment of the building
  • Parts of the roof we cannot safely see or access
  • Asbestos testing of roof sheets or soffits

If in doubt, call 07833 053749 or use the contact form and we’ll recommend the right survey. What our survey covers.

What we look at

  • Rented houses
  • Flat roofs on blocks
  • Shared roofs
  • Blocks of flats
  • Converted houses
  • Gutters and downpipes

About our landlord roof survey in The Heath

Our landlord roof survey gives you a clear picture of a roof’s condition in a report you can plan around. Landlords, letting agents, managing agents and freeholders all use it, as well as residents’ and RTM management companies. The report covers defects, photographs and recommendations, prioritised by urgency where relevant. It is a roof survey, not a RICS Level 2 or 3 survey of the whole building. Common reasons to book are ponding or splits on flat roofs and cracked or lifting flashings, across gutters and downpipes, blocks of flats and shared roofs.

Older buildings in small places like The Heath may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

How it works

It’s useful to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. Most visits take about 1–2 hours for a single let house, with blocks of flats taking longer. In a hamlet or village like The Heath, a postcode does not always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. First, we confirm the scope and the purpose of the report.
  2. You arrange access to the loft and any flats we need.
  3. Each roof is looked at from safe vantage points and inside where possible.
  4. We photograph defects and note how urgent they look.
  5. A written condition report follows to help you plan.

Before the survey

  • Have any paperwork from past roof work to hand
  • Check the loft hatch can be reached
  • For flats, check roof access has been agreed

The Heath: your questions answered

Does a conservation area affect roof work in The Heath?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Do you cover smaller places like The Heath?

Yes, we do. We survey roofs across London and the South East, and smaller places are part of that. Longer journeys are simply planned ahead of time.

Can you survey a shared roof?

Yes, if whoever owns or manages the building agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.

Do you look in the loft space?

If the survey needs it and the roof space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft can’t be reached safely, the report says so.

Can your report let us know who pays for the roof work?

No, we don’t advise on leases, so ask your managing agent or a solicitor. We report on the roof’s condition and what needs attention.

How long have you been surveying roofs?

More than 5,000 surveys over 20+ years.

Will you need to get into tenants’ homes?

That depends on the layout. Often we need the loft and certain flats, and you or your agent arrange access. We will confirm what we need when booking.

Landlord roof surveys in The Heath: local notes

Shaw's Corner, about 4.9 miles south-east, is one of the historic houses in the wider area around The Heath. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, and flat-roofed additions turn up almost everywhere. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.

If you live in an older home near Church of St Mary, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you look after a shop, office or commercial unit, for instance near The Mall Luton, a roof report helps plan work around trading rather than after a leak. For site and facilities teams at buildings such as Breachwood Green Junior Mixed and Infant School, a written record of a large roof helps plan work for the holidays rather than in term time.

Surveys in SG4 work the same way as everywhere else we cover. Whether your property is on Windmill Road, Millway and Brownings Lane or a nearby road, we can survey it. Further out, we also cover Hemel Hempstead (11 miles south-west), Stevenage (7 miles east), St Albans (10 miles south), Welwyn Garden City (9 miles south-east), Harpenden (5 miles south) and Hitchin (5 miles north-east).

Practical tips

You don’t need to be a roofer to help. Here’s what helps most:

  • File each roof report for future reference
  • Put urgent roof work at the top of the list
  • Tell tenants when we are coming
  • Don’t wait for a leak to survey the roof

If anything in the report needs explaining, ask us. With the Standard Survey there is a follow-up consultation, and Premium includes an in-person consultation.

Ask tenants and residents to report damp, stains or drips promptly. The sooner you know, the smaller the problem normally is.

Why it’s worth a survey now in The Heath

On a shared roof, disagreements are easier to settle with a clear record. Without one, each party may have a different view of what’s wrong. Matching old materials, such as handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. Size, height and access can affect the price too.

Different roofs, different checks

Shared chimney stacks

A leaning or cracked stack on a shared building affects more than one owner and the report helps with that.

Pitched roofs on houses and blocks

Most let houses and many blocks have pitched roofs of slate or tiles. We check coverings, ridges, hips, valleys and flashings where it’s safe to see them.
