What happens if roof problems are left?

If a big flat roof may need replacing, knowing the wet areas first is useful. Thermal imaging, checked with moisture readings, gives a clearer picture before you commit. Older and listed buildings around Bendish may need consent and matching materials for repairs, so leaving a defect until it’s urgent leaves less time to plan.

Thermal roof survey in Bendish

Thermal imaging is frequently most useful on flat roofs, from small extensions to large commercial roofs. It can show patterns that point to trapped moisture under the membrane. Pitched roofs with slates or tiles are often harder to read, because of the air space beneath, so we combine the camera with an inspection from the loft where there is safe access. Common reasons to book are possible trapped moisture under a flat roof covering and stains that keep coming back, across insulated roof spaces, flat roofs and commercial roofs.

In a village or hamlet like Bendish, roofs can be steep, old and hard to see from the lane. Close-up drone photos and thermal images help show what cannot be reached safely. Weather and airspace are looked at ahead of the visit, and the journey is planned in advance. Older roofs with steep slopes and tall chimneys are where the extra view helps most.

Findings are set out part by part, from the main slopes down to the gutters and outlets, each with a short note and a photograph. It records what’s sound as well as what is not.

Tips from our surveys

You don’t need to be a roofer to help. What helps most:

  • Clear leaves from outlets and gutters each autumn
  • Ask us about the forecast if rain is expected
  • Use the report as a baseline for later checks
  • Check the loft can be reached safely

Once we have been, the thermal images, photos and readings go into a single report. Each image is explained in plain words, with our recommendations. With a Premium Survey, you get the report the same day.

Keep outlets and gutters clear so water drains off the roof quickly. Less standing water means less chance of it getting under the covering.

Common questions in Bendish

Is my home in Bendish listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Are there drone restrictions around Bendish?

It depends on the exact address and the weather on the day. The flight restriction zone around Luton Airport covers Bendish, or comes right up to its edge. Before any flight there, we ask the airport for permission, and the flight only goes ahead if it’s given. Strong wind or heavy rain also stops a small drone flying.

Will you go up on the roof?

Only where it is safe to do so. We look at everything that can safely be seen: from the ground, from windows, from inside the roof space, from the roof where it is safe and by drone where applicable. Anything we can’t see is noted in the report.

Can you survey a shared roof?

Yes, as long as access is agreed. The roof of a block or converted house is often shared, so the building owner or managing agent needs to agree access. We can only inspect what we’re given access to.

Can you do a thermal survey in any weather?

Conditions on the day have a big effect on what the camera can show. A dry surface, little wind and a sunny spell beforehand help most. We record the conditions in the report, so you know how much weight to give the images.

Which survey includes thermal imaging?

It’s part of the Premium Survey, from £400. You also get an in-person consultation and a 12-month follow-up. Larger commercial roofs are quoted for their size.

Are you insured?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

What we can’t see

It helps to know what a survey will not do before booking:

  • A structural engineer’s assessment
  • Insulation values or heat loss calculations
  • Reliable images in rain, strong wind or on a wet roof surface

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we will tell you. What a survey covers and doesn’t.

What we look at

  • Ceilings below the roof
  • Insulated roof spaces
  • Flat roofs
  • Commercial roofs
  • Pitched roof slopes
  • Loft conversions

Roof by roof

Loft insulation

From inside the loft, thermal imaging can show gaps in insulation and cold spots. We look where there is safe access.

Pitched slate and tile roofs

Thermal images of a pitched roof can still show heat loss patterns and some damp areas. We explain what can and cannot be read from them.

Can I check my roof myself?

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry and it will help the survey.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we check the roof.

How the survey works

After the inspection, everything we found is written up in a report with photographs, emailed to you. As for time on site, most surveys take between one and two hours at most homes, and longer for a large or complex roof. Older rural homes like those around Bendish can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. We look over the roof from wherever it’s safe.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. We take moisture readings where the images suggest a problem.
  5. Each image is set beside a normal photo and explained in the report.

Preparing for the visit

  • For flats, make sure roof access has been agreed
  • Mention any parking restrictions on your street
  • Check pets are kept safely away
