Bendish Roof Leak Investigation
Tracing where water is getting into your roof in Bendish, carried out by an experienced roof surveyor. You get a clear written report with photos.
- Wet patches on loft insulation
- Stains around a skylight
- Drips from nail tips in a cold loft
Landlords, agents and block managers in Bendish
Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.
Letting agents can arrange access with tenants, at a time agreed beforehand. We survey on any day of the week, which can make access easier.
Roof leak investigations for homes and businesses in Bendish
We use moisture detection and thermal imaging where they help. Moisture detection confirms where timbers, plaster or insulation are damp. Thermal imaging shows temperature differences that can point to wet areas, not water itself, so we confirm what it suggests with moisture readings. Moisture detection is included in the Standard Survey, and thermal imaging in Premium. Thermal imaging works best after a sunny day, on a dry roof with little wind. If you’ve noticed staining around the chimney inside and brown rings on upstairs ceilings, we can find out what’s behind it, whatever the roof.
For a small place like Bendish, the inspection is the same as anywhere: the journey and access are just planned beforehand. It is useful to know where the water appears, in what weather, and what you’ve seen outside, plus any earlier repairs. If you have photographs of the water coming in, they help as well.
Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Leave it or get it looked at?
A leak rarely stays small. Damp spreads into rafters, ceilings and insulation. Finding the source early keeps the damage down. For older village homes like those around Bendish, the right replacement materials are not always easy to find quickly. Spotting a problem early leaves room to find them.

Your questions about roof leak investigations in Bendish
Is Bendish in the area you cover?
Yes, Bendish is one of the places we work. The survey and report are the same in Bendish as anywhere else.
Will you come out to Bendish?
Yes, we do. We survey roofs across London and South East England, from towns to the smallest villages. Longer journeys are simply planned beforehand.
What insurance do you have?
Our cover is professional indemnity plus public liability.
How many surveys have you done?
Over 5,000 surveys so far, across 20+ years of surveying roofs, with 98% customer satisfaction.
Can a leak be traced on a dry day?
Often, yes. Leaks leave clues, such as staining, damp timber and moisture in materials. Intermittent leaks can be harder, so photos and notes from when it leaks help a lot.
Will I get photos?
Yes. Photographs are taken throughout the survey, and the report uses them to show each finding.
What should I do before you arrive?
Keep a note of when it leaks. Move stored items away from the loft hatch. Keep away from any light or socket that water is reaching.
What we look for on each type of roof
Slate and tile slopes
Ridge and hip tiles can loosen as their mortar cracks. Water then gets in along the top of the roof.
Chimney stacks
Water that gets in at the top can show up lower down. Unused flues with open pots can let rain straight in.
What a roof leak investigation doesn’t cover
To be straight with you, a roof survey has limits:
- Defects hidden under coverings or inside walls without opening up
- Carrying out the fix
- A structural engineer’s report
If in doubt, phone 07833 053749 or email us and we will recommend the right survey before booking. The full list of what we check.
What this survey covers
- Valleys and parapet gutters
- Chimney stacks
- Lead flashings
- Flat roof details
- Rooflights and dormers
- Slate and tile slopes
- The roof space
How the survey works
When we arrive, we start by asking what you’ve noticed and what you’d like to know. We then inspect everything that can be seen safely. The survey typically takes about 1–2 hours for most homes, though a hard-to-trace leak can take longer. In a small place like Bendish, access is typically the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.
- You pick a Basic, Standard or Premium Survey.
- We agree a date, including weekends.
- We inspect inside and out, starting from the stain.
- Where it’s useful and included, we take moisture readings and use thermal imaging.
- The report explains the likely entry point and what needs attention.
Getting ready for the survey
- Have keys ready for side gates, garages or roof access doors
- Let us know about parking near the property
- For flats, make sure roof access has been agreed

What you can safely check yourself
Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight.
Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry and it will help the survey.
Bendish roofs and the weather
Shaw's Corner, about 3.7 miles south-east, is one of the historic houses in the wider area around Bendish. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. The covering and its details give the first clues when tracing where water is coming from.
If you let a flat or house near Luton Airport Parkway station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused. If you look after a building like Breachwood Green Junior Mixed and Infant School, a leak through a large roof is often found some distance from where the water shows inside.
