Chimney survey in Bendish: what you get

A chimney stands up above the roof, exposed to wind, rain and frost on every side. In time, flaunching cracks, mortar washes out and flashings come loose. That lets water into the brickwork, which can show up as damp on a chimney breast or in the roof space. A survey finds these problems and records them with photos. We survey chimney breasts, lead flashings and chimney pots and cowls, and the problems we are asked to look at most are lifted or split lead flashings and signs that a stack is leaning.

In a small place like Bendish, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are frequently where weather gets in first.

Where we cannot see part of the chimney stack, the report says so. You will know exactly what was inspected and what wasn’t.

Roofs, chimneys and gutters in Bendish

Historic houses like Shaw's Corner, about 3.7 miles south-east, show how far back building in the area around Bendish goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

For landlords with property near Luton Airport Parkway station, a dated record of the roof is useful when planning maintenance across a let.

Your questions about chimney surveys in Bendish

Do you cover smaller places like Bendish?

Yes, we do. We work right across London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.

Is my home in Bendish listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Will you check the chimney is safe to use with a fire?

No. Our survey covers the outside of the stack and the roof around it. The flue should be checked by a sweep, or by a Gas Safe registered engineer for gas appliances.

How can you see the top of the stack?

We inspect from wherever is safe: the ground, nearby windows and higher points, and the roof space. Our Premium Survey includes a drone inspection where applicable. If part of a stack cannot be seen, the report says so.

Do you inspect shared chimneys?

Yes. We inspect whatever is safely visible and what you give us access to. Where a problem appears to be on next door’s side, we note it, so you can discuss it with them.

Does someone need to be in?

Someone needs to let us in if we’re looking inside or in the loft. Access is agreed with you when you book.

Do you take photos of the roof?

Yes. Photos are part of every report, so you can see each point for yourself.

Checking the roof from ground level

What you can’t do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where applicable.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.

What we do, step by step

Safety comes first on every visit. Everything that can be seen safely is inspected, and if part of the roof can’t be seen, the report says so. The survey typically takes roughly 1–2 hours at a house, as part of a look at the roof around the stack. In a hamlet or village like Bendish, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. First we talk through the stacks, their history and any problems.
  2. Each stack is inspected from safe positions outside.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. Inside, the chimney breasts and the loft are checked for damp where there is access.
  5. The report, with photos and recommendations, is emailed to you.

Advice

Leave it or get it looked at?

Loose pots and bricks on a stack are a safety concern. Finding them early means they can be dealt with before they come down by a suitable contractor. For older village homes like those around Bendish, the right replacement materials are not always easy to find quickly. That’s one more reason to find defects before they become urgent.

To find out what your survey will cost, ring 07833 053749 or send us an email and tell us about the roof. The price is agreed before a date is set.

Practical tips

Over many surveys, some simple habits stand out:

  • File photos of the stacks with your home records
  • Keep track of stains on chimney breasts
  • Leave close inspection to people with safe access
  • Check with the council before altering a stack in a conservation area or on a listed building

With a shared stack, the report can help when talking to next door. It shows what we found and where from the viewpoints we used.

Keep an eye on chimney breasts for new damp patches. Early signs are easier to trace.

Do you need a chimney survey in Bendish?

Aerials and dishes are frequently fixed to stacks. The extra load in wind can work bricks and joints loose. We check fixings on the stack as part of the survey.

We’re often asked to look at:

  • Flashings pulling away from the stack
  • Frost-damaged brickwork on the stack
  • Flaunching that has broken away
  • Eroded joints in the brickwork

Take a building like Breachwood Green Junior Mixed and Infant School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Before booking any roof surveyor

  • How soon the report will arrive
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Will they check the loft as well as the outside?
  • Is there a chance to talk the report through?
