When you need someone else

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • A promise that the roof won’t leak in future
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • Structural calculations (that’s a structural engineer’s job)

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we’ll tell you. What our survey covers.

Roof survey in Bendish

Across London and South East England, roofs differ widely. If your home is a Victorian terrace, it may have Welsh slate, a butterfly roof and parapet gutters, while many post-war homes have concrete interlocking tiles. Whatever yours has, the survey is adapted to it. Older tiled homes may have clay plain tiles, and many homes have a flat-roofed extension too. Every part gets the attention it needs. We are often asked to look into loose ridge or hip tiles and crumbling chimney pointing or cracked flaunching, on the roof space, ridges, hips and valleys and clay and concrete tiles.

In a village or hamlet like Bendish, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s usually the chimneys and lead flashings that need work first.

It isn’t only a list of defects. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

Roofs, chimneys and gutters in Bendish

Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first. Bendish is inside, or right on the edge of, the flight restriction zone around Luton Airport. Where the drone is part of the survey, permission from the airport is needed first, and the flight only goes ahead if it’s given.

With Shaw's Corner about 3.7 miles south-east, the area around Bendish has a long history. Older roofs nearby frequently mix original materials with later repairs, and the survey shows where each one is. For site and facilities teams at buildings like Breachwood Green Junior Mixed and Infant School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Bendish is about 5 miles north of Harpenden, in Hertfordshire. Bookings from Bendish are handled just like any other: get in touch, agree the price and pick a day. We cover towns and villages across Hertfordshire, large and small. There is also a page for Milton Keynes.

How the survey works

Safety comes first on every visit. We inspect what can safely be seen, and if part of the roof can’t be seen, the report says so. The survey typically takes an hour or two at a typical home, and more on a big or complicated roof. In a small place like Bendish, access is typically the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. You tell us the address, the type of roof and what’s worrying you.
  2. We agree a date, including weekends if that suits you.
  3. We check the roof from every safe vantage point outside.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. We email a report with photos and recommendations.

How to prepare

  • Show us where any leaks or stains appear
  • Dig out any old roof reports or invoices
  • If it isn’t your property yet, arrange access through the agent

Useful tips for Bendish property owners

Over many surveys, some simple habits stand out as worth the effort:

  • Mention any damp patches when booking
  • Keep the report with your property records
  • Clear the loft hatch area before we arrive
  • Watch for slipped slates after bad weather

Where it helps, we say which items are urgent. Some things need prompt attention, others can be planned for. It makes the next steps much clearer.

Check the loft now and then, with care and a good torch. Look for water marks, damp wood and chinks of light. Photograph anything new.

Bendish questions

Will you come out to Bendish?

Yes, Bendish is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Is my home in Bendish listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Can you survey a roof I share with a neighbour?

Yes, we can. We inspect what the owner gives us access to. Where a defect looks to be on the neighbour’s side, the report says so.

How much is a survey?

Our price is from £150, including VAT. We confirm the price for your roof before booking, and it depends on the roof’s size, access and the package you choose. For a price, call 07833 053749 or drop us an email.

Do you inspect the roof from on top?

Where it’s safe, yes. Much of the survey is done from ground level, upper windows and the loft space. The Premium Survey adds a drone where applicable.

When will the report arrive?

That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. It is emailed to you.

Do I need to be at home?

Someone needs to let us in if we’re looking inside or in the loft. We’ll talk about access when you book.

What we’re asked to look at in Bendish

A chimney stack takes more weather than almost any other part of a roof. Pointing erodes, flaunching cracks and pots work loose. Damp on a chimney breast inside frequently starts at the top of the stack.

Problems we come across often include:

  • Condensation or damp timbers in the loft
  • Leaking gutter joints and downpipes
  • Worn or blocked valleys
  • Cracked or blistered flat roof coverings

If you own a rental within reach of Luton Airport Parkway station, a dated record of the roof is useful when planning maintenance across a let.

Before booking any roof surveyor

  • Whether you can ask questions once you have the report
  • Whether the loft is part of the inspection
  • Which limits apply to the survey
  • What exactly goes into their report

What a good roof survey covers

Different roofs, different checks

Lead flashings and valleys

Many older houses have lead in their valleys and hidden gutters. Cracks in a lead valley can send water into the roof.

Clay plain and peg tiles

Clay tiles commonly last 50 years or more. We check for cracked, slipped and missing tiles, and for spalling where the surface has flaked.

What affects the cost of roof surveys

Prices always include VAT. The things that change the price are:

  • The use of thermal imaging or a drone
  • Extra roofs, like extensions, dormers or garages
  • Roof area
  • Chimneys, valleys, parapets and other details

Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT, and we will tell you which fits.
