Honest limits

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Structural calculations, which need a structural engineer
  • Hidden layers beneath the covering
  • A promise that the roof won’t leak in future

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we’ll tell you. What our survey covers.

Flat roof survey in Friar's Wash

Many commercial buildings and blocks of flats have big flat roofs. A survey of a roof this size picks out worn covering, standing water and outlets that need attention. We record the condition with photos so work can be planned and budgeted. We quote commercial roofs on their size and how they’re reached, so please phone 07833 053749 or send us an email with the address and an idea of the roof’s size. We’re often asked to look into cracked or split membrane and blistering in felt or asphalt, across EPDM rubber, upstands and outlets and single-ply membranes.

Some older homes in villages like Friar's Wash are listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. Check with the council before planning any change of material. Knowing the roof’s condition is the starting point. Listed building consent is needed for changes that affect a listed building’s special interest.

It is not only a list of defects. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

Flat roofs in Friar's Wash

The wider area around Friar's Wash has a long history of building, with Childwickbury Manor about 4.5 miles south-east. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

If your home is one of the older ones in the streets near Church of St Leonard, the flat roofs on later extensions tend to wear out long before the main roof. For landlords with property near Harpenden station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. Take a building like Flamstead Village School: large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

Landlord and commercial surveys in Friar's Wash

What you can safely check yourself

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Your questions about flat roof surveys in Friar's Wash

Do you cover smaller places like Friar's Wash?

Yes. Friar's Wash is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

Does a conservation area affect roof work in Friar's Wash?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Will you check the loft?

If the survey needs it and the roof space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft can’t be reached safely, the report says so.

How long have you been surveying roofs?

Over 5,000 surveys so far, over more than 20 years, and 98% of customers are satisfied.

Does the weather affect the survey?

It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We’ll rearrange with you if the weather isn’t right.

What happens after the survey?

We email you the written report with photographs and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Does a flat roof survey replace a RICS survey?

No. It is a closer look at the flat roof, not a survey of the whole property. It complements a RICS home survey rather than replacing it, and structural calculations need a structural engineer.

What affects the price in Friar's Wash

Every roof is different, so prices are confirmed before you book. This is what makes a difference:

  • The shape of the roof and its details
  • Basic, Standard or Premium
  • Building height and the viewpoints available
  • House, block, shop or office

To find out what your survey will cost, ring 07833 053749 or send us an email with the address and some details. We’ll confirm the figure before booking.

What we need to know

Getting the details right at the start saves time. Please include:

  • Anything about access we should know
  • The property’s address and postcode
  • Where water is showing inside, if it is
  • What’s prompted the survey

To book a survey, call 07833 053749 or use the contact form with the address and what you’d like to know about the roof. You will know the price before anything is booked.

What we do, step by step

On the day, we start by asking what you’ve noticed and what you’d like to know. We then inspect everything that can safely be seen, using the ground, windows, the loft and a drone where applicable. The survey normally takes about 1–2 hours for a small flat roof at home, and longer for a large commercial one. In a small place like Friar's Wash, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. We check the rooms or spaces under the roof for staining where there is access.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

Related advice

How the survey changes by roof type

Mastic asphalt

Older asphalt can become brittle and crack as the roof moves. We note where this is happening and how widespread it looks.

Rooflights and upstands

We do not walk on rooflights or fragile sheeting, and we treat older rooflights as fragile. We view them from safe positions and photograph what we see.
