Flat roof surveys for homes and businesses in Hay Street

Our flat roof survey checks the waterproof covering and every detail around it, from edges and upstands to outlets and rooflights. Felt, asphalt, EPDM, GRP and single-ply PVC or TPO roofs are all part of the work. We survey extension, garage and dormer roofs as well as bigger roofs on flats, offices and units. The findings go into a written report with photos, setting out the defects and what we’d recommend. If you are worried about splits, cracks and crazing and gaps at upstands and abutments, a survey will tell you what’s going on.

Older buildings in small places like Hay Street may be listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. If you’re planning work, check with the council first. Finding out what state the roof is in gives you the facts to plan with. Changes that affect a listed building’s special interest need listed building consent.

Nothing in the report is left vague: where something needs attention, it says so plainly, along with how urgent it is.

Common roof problems in Hay Street

The surface of a flat roof heats up and cools down far more than the rooms below. That movement pulls at seams, laps and the joints between boards, and in time it can open up splits and cracks. Coverings that have hardened with age tend to suffer most.

Look out for signs like these:

  • Cracked or split membrane
  • Standing water left after rain
  • Leaks around rooflights
  • Blistering in felt or asphalt

For an older house near a landmark such as Parish Church of St Mary the Virgin, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

What’s in a roof survey

What you can safely check yourself

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.

The survey, step by step

The visit typically starts outside and finishes in the loft: outside views come first, then the roof space if there’s safe access. In total, it takes about one to two hours for a small flat roof at home, and longer for a large commercial one. Around Hay Street, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. We only go where it is safe.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. We look at the roof from wherever it can be seen safely.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. Inside, we look for damp and staining under the roof where there is access.
  5. The findings are written up with photographs and recommendations and emailed to you.

For landlords and managing agents

Landlords, agents and building managers in Hay Street and across Hertfordshire can book any of our surveys. For a price for a let property or a block, phone 07833 053749 or use the contact form.

Shared roofs need a little more planning: we need access agreed with the freeholder or managing agent. Let us know about it as you book and we will plan the survey around it.

Different roofs, different checks

Mastic asphalt

Mastic asphalt is a heavy, seamless covering frequently found on older blocks, balconies and commercial roofs. The survey checks for crazing, cracking, blistering and splits where the asphalt turns up the walls.

EPDM rubber

A rubber roof can last 30 to 50 years, provided its details were done well. We look closely at each of those details.

Questions from Hay Street

Will you come out to Hay Street?

Yes, smaller places are covered as well as towns. Our area covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

Do you cover Hay Street?

Yes. We cover the whole of London and South East England, and Hay Street is part of that. Just ring 07833 053749 or send us an email and tell us about the property, and we’ll talk through which survey suits.

What happens after the survey?

You receive the written report by email, with photographs and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

Do you need to get into the loft?

If it’s needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement.

Is ponding on a flat roof a problem?

Standing water on a flat roof deserves a closer look. It often means a blocked outlet, poor falls or a dipping deck, and it wears the covering faster. Our survey notes the ponding and what seems to be causing it.

Does someone need to be in?

Not always. If we only need the outside, we can agree that in advance, but anything inside needs someone there to give access.

What insurance do you have?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

Why get it checked now?

Caught early, a split or open seam in a flat roof is often a small repair. Leave it, and water can get into the insulation and deck, which can turn a patch into a replacement. A survey now shows which you are dealing with. Where a roof is exposed, as many are in small places like Hay Street, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

A Basic Survey starts from £150, with VAT included. Standard is from £250 and Premium from £400. You’ll know the price for the job before booking.

Why us?

  • More than 5,000 surveys completed
  • More than 20 years surveying roofs
