Drone roof surveys for homes and businesses in Hay Street
Tall, steep, large or fragile roofs cannot always be inspected up close. A drone takes close-up photographs of those roofs from the air. You see slates, ridges, chimneys, valleys and gutters in detail, including slopes that cannot be seen from the street. The photos go into a written report. It also suits roofs that would be damaged by someone walking on them. If we cannot fly, we tell you why. We are often asked to look into ponding and splits on a high flat roof and plant growth and moss on the roof, across chimney stacks, tall and steep roofs and valleys and parapet gutters.
Some older homes in villages like Hay Street are listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, so it’s a gentle way to see the condition of an old roof, before anyone decides what work it needs. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.
Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Before and after the survey
Over many surveys, some simple habits stand out as worth the effort:
- Allow time for permission if you’re in a flight restriction zone
- Mention anything you’ve noticed on the roof
- Keep a clear space in the garden or drive for take-off
- Be ready to move the date if the weather turns
You get an in-person consultation with the Premium Survey to go through what the drone showed. It is a chance to ask about anything in the report.
Look at the roof from the ground after strong winds. Debris in the garden is a sign to act on. A drone can show exactly what has moved.
How it works
On the day, we begin with a quick chat about the roof and anything that is worrying you. After that, we check everything we can see safely, from ground level, from windows, in the roof space and by drone where it applies. The survey normally takes about 1–2 hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. Somewhere as small as Hay Street, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.
- First comes the address, plus a note of what worries you about the roof.
- We check the airspace and seek any permission needed.
- We assess the conditions and the take-off spot first.
- Close-up photos are taken of each slope, chimney, valley and gutter, with the drone always in view.
- The findings, photos and recommendations reach you by email.
Getting ready for the survey
- For a flat or shared roof, check access with the building owner or managing agent
- Keep pets out of the way during the survey
- Have any questions written down, so nothing gets missed

Hay Street questions
Does a conservation area affect roof work in Hay Street?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.
Can you fly a drone over a roof in Hay Street?
Usually it comes down to two things: the airspace at the address and the weather. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. The flight also waits for calm, dry weather.
Do you survey roofs on blocks of flats?
Yes. A shared roof needs access agreed first, with the freeholder or managing agent. Mention it when you contact us and we will explain what’s needed.
How experienced are you?
We’ve completed more than 5,000 surveys, over more than 20 years.
Are you insured?
We are covered by professional indemnity and public liability insurance, for every survey we carry out.
When does the report arrive?
That depends on the survey you book: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.
Is this a RICS survey?
No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.
Leave it or get it looked at?
Small defects on a high roof grow with each storm. Spotting them early keeps the work smaller. Outbuildings and barns around Hay Street are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.
We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all including VAT. The price for your roof depends on its size, access and what you need to know.

When you need someone else
Some things cannot be seen without opening up the roof, and that sets some limits:
- A flight on a day when the weather is not safe
- The underside of the roof (that needs an inside check)
- Flights in a restricted zone without permission
If in doubt, call 07833 053749 or send us an email and we’ll suggest the right survey before booking. The full list of what we check.

How we price drone roof surveys
Survey packages start from £150, inc. VAT. The price for your roof depends on:
- Extra roofs, like extensions, dormers or garages
- The size of the roof
- The use of thermal imaging or a drone
- Whether you choose the Basic, Standard or Premium Survey
Prices quoted always include VAT, and the written report is part of the package. Prices start from £400, including VAT. Size, height and access decide where your roof falls.
What to tell us when you get in touch
A few details help us recommend the right survey and price. When you contact us, tell us:
- What’s prompted the survey
- Whether there’s a loft hatch, a shared roof or tricky access
- Where water is showing inside, if it is
- Where the property is, with the postcode
Getting a price is simple: just phone 07833 053749 or drop us an email, let us know about the property and we’ll explain which survey suits. The price is agreed up front.
Flying and imaging in Hay Street
Historic houses like Much Hadham Palace, about 4.7 miles south-east, show how far back building in the area around Hay Street goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. We fly a sub-250g drone and are a CAA-registered drone operator (Flyer ID and Operator ID). Open category rules keep flights below 120 m (400 ft) and the drone within sight at all times.
If you look after a building such as Jenyns First School and Nursery, a drone or thermal camera can show a large roof in a single visit. Take an older house close to Parish Church of St Mary the Virgin: older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help.

Steep slate and tile slopes
Walking on fragile coverings can break them. A drone avoids that.
Ridges and hips
Ridges may be bedded in mortar or mechanically fixed. We record what we see of their condition.
