Drone roof surveys in Aspenden

How a drone roof survey works in Aspenden

Before any flight, we check the airspace. Near protected airports like Heathrow, Gatwick, Stansted and Luton, flight restriction zones mean permission is needed first. Parts of central London have restricted areas too, where NATS permission is needed. If permission is not given, we inspect by other means and explain why. Prison sites also have drone restriction zones. If you’ve noticed hidden gutters full of leaves and eroded pointing on a chimney stack, a survey will tell you what’s going on.

Somewhere as small as Aspenden, older roofs are often steep and partly hidden by trees or outbuildings. A drone and a thermal camera each give a view you can’t get from ground level. Both the forecast and the airspace are checked first. Older roofs with steep slopes and tall chimneys are where the extra view helps most.

Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Why it’s worth a survey now in Aspenden

From the ground, you are guessing about most of a tall roof. Close-up photos show what’s really there. It’s far easier to plan work when you can see the problem. Outbuildings and barns around Aspenden are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. The roof’s size, height and access matter as well.

What you get with us

  • Photos and a written report every time
  • Over 5,000 surveys carried out
  • Visits on any day of the week
  • A sub-250g drone, flown with a CAA Flyer ID and Operator ID

Checking the roof from the ground

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Tips that help

Here are a few things we’d tell any owner, before and after a survey:

  • Give us the full address so we can check the airspace
  • A word with neighbours beforehand helps
  • Allow for a change of day in poor weather
  • Allow time for permission if you’re in a flight restriction zone

With the Premium Survey, the report arrives the same day. It includes the drone photos where a flight was possible, alongside the other checks in the package.

Keep the roof space ventilated. Poor airflow lets condensation build up. Keep insulation clear of the eaves.

When to book a survey in Aspenden

Walking on some roofs does more harm than good. Older slates and tiles break easily, and fragile sheet roofs are dangerous to walk on. With a drone, the roof is photographed without anyone stepping on it.

Signs worth acting on include:

  • Vegetation in valleys and gutters
  • Tired mortar and pots at the top of a stack
  • Cracked slates and tiles out of sight from below
  • Worn lead at chimneys and walls

For an older house near a landmark such as Parish Church of St Mary, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

What to check before booking

  • Whether they hold professional indemnity and public liability insurance
  • What happens after the report arrives
  • Will they check the loft as well as the outside?
  • How they plan to inspect the roof safely

What a roof survey includes

How it works

Expect us to ask a few questions before we start, like when any problem began and what work has been done before. The inspection then takes about 1–2 hours at most homes, or half a day or so for a commercial building. In a small place like Aspenden, access is normally the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. We start by making sure a drone flight makes sense for the roof.
  2. A date is fixed, with a fallback in case the weather turns.
  3. The roof is photographed from the air, with the camera kept on your property.
  4. We also look inside the loft space where it is safe.
  5. Everything is written up, with the aerial photos and our advice.

Before we arrive

  • Have any paperwork from past roof work to hand
  • Leave a clear route to the loft
  • Keep pets in another room

Questions from Aspenden

Is my home in Aspenden listed or in a conservation area?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Is Aspenden within the area you cover?

We do. Villages and rural addresses get the same survey as a town house.

Will you photograph what you find?

Yes, every report has them. Pictures sit next to the findings they show, so you can see what we mean.

What’s in the survey report?

A report with photos, covering the condition of the roof, the defects we found and what we recommend, with the most urgent first where relevant. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.

Does this replace a RICS home survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

Do you survey roofs on blocks of flats?

Yes, if the building owner or managing agent agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.

How long does the visit take?

Allow about 1–2 hours for a house, and about three to four hours for a commercial roof. We will give you an idea of timing as you book.

Drone roof surveys in Aspenden: local notes

Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, and flat-roofed additions turn up almost everywhere. Many roofs like these can’t be judged properly from the pavement, and that’s where a view from above or a thermal image earns its place. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons.

Take a building like Millfield First and Nursery School: big roofs are where close-up aerial shots and thermal images show the most at once.
